Responsible for the overall technical operations, maintenance, safety, and engineering services of a premium residential property. Key responsibilities include:
Manage MEP systems including electrical, HVAC, plumbing, STP/WTP, fire & life safety, DG, lifts, BMS and other building services.
Ensure preventive and breakdown maintenance is carried out effectively and within defined timelines.
Monitor AMC/CMC contracts, vendors, service quality and technical compliance.
Lead the technical team, allocate work, monitor performance and ensure 24×7 emergency response.
Ensure compliance with statutory requirements, safety standards, inspections and authority regulations.
Monitor energy and utility consumption and identify prospects for cost and energy optimisation.
Coordinate with residents, facility management, developers,



consultants and contractors for technical complaints and rectification works.
Review technical reports, quotations, BOQs and proposals and provide recommendations for CAPEX/OPEX works.
Maintain technical documentation, asset registers, maintenance records and SOPs/checklists.
Plan and execute major repairs, refurbishment and improvement projects while ensuring minimal disruption to residents.
Conduct regular inspections of common areas, plant rooms and critical equipment to ensure asset reliability, safety and service standards.
Support the Property Manager in maintaining a high-quality, secure and reliable living workplace expected in a premium residential development.
