Job Description
- We are looking for an experienced and strategic General Manager – Contracts to lead the Contracts function for our real estate projects. The role will be responsible for managing the complete contract lifecycle, including tendering, bid evaluation, contract finalization, contract administration, vendor and contractor management, variations, claims, and commercial risk management. The ideal candidate will bring strong experience in construction and real estate contracts, along with a thorough understanding of project costing, commercial terms, and statutory requirements. This leadership role will work closely with Engineering, Projects, Planning, Procurement, Finance, and other internal stakeholders to ensure effective commercial governance and timely execution across multiple projects. Roles & Responsibilities

• Lead and manage the end-to-end Contracts function across multiple residential, commercial and township projects
• Drive the complete contract lifecycle, including tendering, bid evaluation, negotiations, contract finalization, issuance, administration, and closure
• Review and finalize commercial and contractual terms with contractors,



vendors, consultants, and other project partners
• Develop and implement robust contracting processes, policies, and governance frameworks to ensure commercial control and compliance
• Manage contract variations, change orders, claims, disputes, extensions of time, and other contractual matters
• Work closely with Engineering, Projects, Planning, Procurement, Finance, and Legal teams to ensure alignment between project execution and contractual commitments
• Monitor project contracts to identify commercial, contractual, and execution risks and develop appropriate mitigation strategies
• Drive cost optimization and value engineering initiatives while maintaining quality, timelines, and contractual compliance
• Lead commercial negotiations with key contractors and vendors to achieve favourable business outcomes
• Establish robust MIS, reporting, and review mechanisms for senior management on contract performance, risks, claims, and key commercial matters
• Lead, mentor, and develop the Contracts team while driving accountability, efficiency, and continuous improvement Must-Have Skills

• 18-20 years of experience in Contracts and Commercial Management within the Real Estate or Construction industry
• Strong expertise in tendering, bid evaluation, contract negotiation, contract administration, and contract finalization
• Experience in managing contracts for large-scale residential, commercial, high-rise and/or township projects




• Strong understanding of BOQs, rate analysis, project costing, budgeting, and commercial terms
• Hands-on experience in managing variations, claims, change orders, disputes, and contractual risks
• Strong negotiation and stakeholder management skills with contractors, vendors, consultants, and internal teams
• Proven leadership experience in managing and developing high-performing teams
• Strong analytical, commercial, and problem-solving abilities Preferred Skills

• Experience working with a reputed Real Estate Developer or large Construction organization
• Exposure to managing multiple projects simultaneously
• Knowledge of relevant construction contracts, statutory requirements, and industry best practices
• Experience with SAP and contract/project management tools
