Job Opening: General Manager Site Operations Company: KG Builders / KG Foundations

Chennai, Tamil Nadu Department: Site Operations & Project Execution Reporting To: Vice President – Projects / Managing Director Job Overview: KG Builders is seeking a high-performing General Manager – Site Operations to take total ownership of in office project execution across our residential and commercial building sites. This role is responsible for driving day-to-day site operations, managing multi-disciplinary engineering and site teams, ensuring strict cost and quality control, and delivering projects safely on schedule.

Key Responsibilities
1. Overall Site Execution & Operational Delivery
- Take end-to-end charge of site operations across assigned project sites, ensuring execution follows approved drawings, structural designs, and quality standards.
- Establish short-term (weekly/monthly) and long-term site target schedules aligned with the overall project master plan.
- Monitor daily physical progress on site, remove execution bottlenecks, and drive timely project completion. 2. Resource Management (Materials, Machinery & Labor)
- Plan, track, and optimize the allocation of manpower, machinery, materials, and equipment across active sites to prevent idle time or delays.
- Coordinate with the Procurement and Logistics teams to ensure timely delivery of raw materials (cement, steel, finishing goods) matching project timelines.
- Monitor site inventory and material wastage levels, enforcing strict control against budget allowances. 3. Quality Assurance & Site Safety (EHS)
- Enforce strict Quality Control (QC) protocols for structural civil works, MEP installations, and architectural finishing works.




- Ensure all structural testing, concrete sampling, and material inspections are conducted as per standard engineering codes.
- Implement strict site safety standards (EHS), ensuring zero-accident protocols, safety gear compliance, and clean site management. 4. Contractor, Consultant & Vendor Management
- Directly supervise site engineers, project managers, trade contractors (civil, plumbing, electrical, tiling, painting), and sub-contractors.
- Review contractor work progress, verify joint site measurements, and clear running/final bills in coordination with the Contracts & QS team.
- Coordinate closely with structural engineers, MEP consultants, and architects to resolve on-site technical queries (RFIs) promptly. 5. Statutory Compliance & Local Coordination
- Ensure strict site-level compliance with labor laws, safety rules, PF/ESI guidelines, and environmental norms.
- Maintain positive working relationships with local municipal authorities, utility boards, and local site neighborhood stakeholders to ensure uninterrupted site work. Key Qualifications & Attributes:

Tech in Civil Engineering (M.
Tech or NICMAR qualification is a plus).

Experience:
15–20 years of core hands-on civil site execution experience in real estate/building construction, with at least 5 years leading multi-site operations as GM / DGM.

Skills:
Deep expertise in high-rise residential construction methods, site surveying, reading structural/architectural drawings, MS Project/Primavera, and ERP systems (SAP/In4Suite).
- Leadership Traits: Strong leadership skills, excellent crisis management on site, contractor negotiation skills, and a result-oriented approach.
