About the Role

We are looking for an experienced Appraisal QC Reviewer to join our Quality Control team in Pune. You will review residential property appraisal reports for US mortgage clients, check them for accuracy, completeness, compliance and supportability, and identify the issues that must be corrected before the report is accepted. The role needs strong appraisal knowledge, sharp attention to detail and sound judgment.

Key Responsibilities

- Review residential appraisal reports end to end for accuracy, consistency, completeness and compliance with client, investor and regulatory guidelines (Fannie Mae, Freddie Mac, FHA, USPAP).
- Review a range of appraisal forms, including 1004, 1007, 1004D, 1004C, 1025 and 1073.
- Check the selection and use of comparable sales, the support for adjustments, the reconciliation, and the logic behind the opinion of value.
- Verify subject property details, neighborhood and market analysis, site, improvements, condition and quality ratings, and photos, sketches and maps.
- Identify errors, omissions, inconsistencies and unsupported conclusions, and write clear, specific revision requests to appraisers.
- Check that required commentary is present, including FHA-related and other program-specific items.
- Meet daily productivity, turnaround time (TAT) and quality targets.
- Keep review accuracy high and take part in internal audits, calibration sessions and feedback discussions.
- Escalate complex, high-risk or unclear files to the team lead or manager.
- Stay current on guideline updates, including UAD 3.6, and apply them in daily reviews.
- Share knowledge with team members and support training and process improvement initiatives.

Required Qualifications and Experience

- Graduate in any discipline (Commerce,



Engineering, Finance, Real Estate or a related field preferred).
- Proven, hands-on experience as an Appraisal QC Reviewer in US residential mortgage appraisals. Candidates without direct appraisal QC review experience will not be considered.
- Experience reviewing the following forms: 1004, 1007, 1004D, 1004C, 1025 and 1073.
- Strong knowledge of appraisal QC, including USPAP, comparable selection, adjustment analysis, reconciliation and market analysis.
- Good working knowledge of Fannie Mae, Freddie Mac and FHA appraisal guidelines (for example, the Selling Guide and HUD Handbook 4000.1).
- Good English communication (written and spoken) is mandatory, including the ability to write transparent and professional revision requests.
- Strong attention to detail, analytical ability and logical thinking.
- Comfortable working with review tools, MS Excel and email.
- Willingness to work night shifts (India time) in line with US time zones, from the Pune office.

Preferred Skills

- Experience with appraisal management company (AMC) or lender QC workflows.
- Familiarity with UAD 3.6 and automated appraisal review tools.
- Experience with Collateral Underwriter (CU) and UCDP findings.
- Prior experience coaching or mentoring junior reviewers.
