Mandatory Experience – Minimum 10 Commercial Projects

Candidates must have independently managed and executed a minimum of 10 commercial building construction projects.

Relevant project experience must include:

- Commercial office buildings and corporate offices.
- Commercial complexes and institutional buildings.
- Industrial and multi-storey buildings.
- RCC structural and civil construction projects.
- Basement, foundation and multi-floor building construction.

Residential-only construction experience will not be considered.

3. Mandatory – Independent Project Management Capability

The selected candidate must be capable of independently managing the complete construction project without requiring day-to-day supervision from another project manager.

The candidate must independently handle:

- Complete site execution from foundation to final finishing and handover.
- Day-to-day construction planning and project scheduling.
- Contractor, subcontractor and labour management.
- Material planning, procurement coordination and inventory control.
- RCC, reinforcement, shuttering, concrete and structural execution.
- BOQ preparation, quantity estimation and measurement verification.
- Contractor running bills and final bill verification.
- Project budget monitoring and cost control.
- Quality assurance and construction safety.
- Coordination with architects, structural consultants and MEP contractors.
- Daily, weekly and monthly progress reporting directly to company management.
- Timely completion of construction activities as per approved drawings and specifications.

Important: Candidates who have only worked as assistant engineers,



junior supervisors or under the direct supervision of another project manager will not be shortlisted.

4. Key Technical Responsibilities

A. Civil & Structural Construction

- Supervise excavation, foundation and soil-related activities.
- Manage RCC work, columns, beams, slabs and structural elements.
- Inspect reinforcement, shuttering, bar bending and concrete casting.
- Monitor curing, concrete testing and structural quality.
- Supervise brickwork, plastering, waterproofing and finishing.

B. Building Services Coordination

- Coordinate electrical installations.
- Coordinate plumbing and drainage systems.
- Supervise HVAC and fire-fighting installation coordination.
- Ensure proper integration of MEP services with architectural and structural drawings.

C. Material & Financial Management

- Prepare material requirement schedules.
- Monitor cement, TMT steel, sand, aggregate, bricks and other materials.
- Maintain material inward, outward and consumption records.
- Control material wastage and unauthorized consumption.
- Verify contractor bills, measurements and BOQ quantities.
- Maintain project expenditure and cost statements.

D. Quality & Safety

- Ensure construction as per approved architectural and structural drawings.
- Conduct regular quality inspections.
- Coordinate concrete quality checks and material testing.
- Ensure appropriate site safety measures.
- Identify technical issues and implement corrective actions.

5. Mandatory Technical Skills

- Strong knowledge of commercial building construction.
- Ability to independently read architectural and structural drawings.
- AutoCAD drawing interpretation.
- BOQ preparation and quantity estimation.
- RCC construction and reinforcement detailing.
- Bar Bending Schedule (BBS) verification.
- Contractor billing and measurement verification.
- MS Excel and construction documentation.
- Material planning, procurement and cost control.
- Project scheduling and execution management.

6. Mandatory Documents & Project Portfolio

- Updated CV with complete employment history.
- List of at least 10 commercial construction projects independently managed.
- Project names and locations.
- Building configurations and number of floors.
- Project size and approximate construction value, wherever available.
- Specific responsibilities and level of independent authority.
- Project photographs or completion references, wherever available.
- Previous employer details and references.
- Current and expected salary.
- Notice period and joining availability.

7. Selection Criteria

Selection will be based on:

- Minimum 10 commercial building projects.
- Proven independent project management experience.
- Practical knowledge of multi-storey RCC construction.
- Ability to manage contractors, labour and materials independently.
- Strong BOQ, billing and cost-control capabilities.
- Ability to take complete responsibility for site execution and project delivery.

STRICT SHORTLISTING CONDITIONS:

- Minimum 10 commercial construction projects is mandatory.
- Independent project management experience is mandatory.
- Residential-only experience is not acceptable.
- Candidates must demonstrate actual responsibility for project execution, not merely site attendance or assistance.

8. Compensation & Employment

- Monthly Salary: ₹35,000–45,000, depending on experience and capability.
- Contract Period: 6–12 months.
- Contract Extension: Subject to project requirements and performance.
- Joining: Immediate.
- Location: Jankipuram Extension, Lucknow.
