Role & responsibilities

Key Responsibilities:

- Strategic Title Verification & Due Diligence:
- Oversee comprehensive title searches and legal due diligence for large-scale land parcels and mixed-use real estate projects.
- Direct the scrutiny of ownership documents, revenue records (Pahanies, ROR-1B, Adangal, Setwar), Encumbrance Certificates, and statutory approvals (HMDA, DTCP, GHMC, etc.).
- Provide definitive legal opinions on complex title defects, ownership gaps, and high-level risk assessments to safeguard the companys investments.
- Complex Drafting & Transactional Support:
- Lead the drafting, review, and negotiation of complex real estate instruments, including Joint Development Agreements (JDAs), Sale Deeds, Development Agreements (DAGPA), Lease Deeds, Gift Deeds, MOUs, Power of Attorney (GPA/SPA), and Tripartite Agreements.
- Ensure all transactional documentation meets the highest standards of enforceability and is compliant with RERA, state laws, and corporate governance standards.
- Non-Litigation & Regulatory Compliance:
- Manage non-litigation strategies, including advising on land acquisition, conversion (agricultural to non-agricultural), mutation, and land development permissions.




- Act as the senior point of contact for liaison with government authorities, revenue officials, and regulatory bodies.
- Ensure absolute compliance with state laws and RERA regulations, proactively identifying and mitigating regulatory risks before they impact project timelines.
- Leadership & Advisory:
- Mentor and lead the legal team, setting high benchmarks for accuracy, turnaround time, and professionalism in title scrutiny and drafting.
- Provide strategic legal advisory to senior leadership on business expansion, land banking strategies, and risk mitigation.

Preferred candidate profile We are seeking a highly experienced and strategic legal leader to head the Pre-Legal function. The AVP Legal will be responsible for overseeing the entire pre-legal lifecycle for our real estate projects, ensuring risk-free land acquisition, robust title verification, and the execution of high-stakes documentation. The ideal candidate will provide strategic guidance on non-litigation matters, manage team performance, and ensure strict regulatory compliance across all real estate development initiatives
