Role Overview
We are looking for a dynamic and driven professional to join the Leasing team, focused on alternative real estate segments including schools, hospitals, co-living, senior living, and student housing. The role requires a blend of field-based surveying expertise and transaction management skills, with the ability to build relationships across a diverse set of stakeholders including developers, operators, landowners, and institutional clients unique to these sectors.

Key Responsibilities
Business Development
Drive strong business development activities through networking, industry seminars, sector-specific conferences, and other sourcing channels relevant to alternative segments such as education, healthcare, and living segment operators.
Leverage existing and building new relationships with the industry stakeholders covering developers, land owners, HNIs and institutional players, with a focused approach on identifying business opportunities within the alternatives segment.
Develop and execute parallel business development strategies for the assigned geography, with accountability for meeting or exceeding individual transaction targets.
Site Identification and Due Diligence
Conduct site surveys, micro siting, site procurement, and identification of supply suited to the specific requirements of schools, hospitals, senior living, co-living, and student housing formats.
Pool and maintain detailed property information, including coordinates, ownership details, and land-use considerations relevant to alternative asset development.
Conduct site inspections to assess suitability for specific use cases such as healthcare infrastructure, educational campuses,

or residential living formats.
Collect competitor intelligence specific to the alternative segments and maintain strong cross-functional rapport to support cross-selling of services.
Client and Stakeholder Management
Assess client requirements through regular interaction with developers, institutional operators, and end-users across the relevant sectors.
Provide input on pricing strategy and actively participate in proposal discussions tailored to the operational and regulatory nuances of alternative asset classes.
Ensure optimum client service delivery through calls, meetings, site visits, and presentations, with timely follow-up and accurate submission of proposals.
Transaction Management
Manage the end-to-end leasing and acquisition process for alternative asset transactions, including supply and demand identification, financial modelling, best-use analysis, target identification, deal structuring, and negotiation.
Coordinate legal and commercial due diligence, working closely with solicitors, legal consultants, and relevant government or regulatory bodies, given the specialized compliance requirements often associated with healthcare, education, and senior living developments.
Prepare information memorandums, financial analyses, and market intelligence reports specific to alternative segments.
Prepare marketing collateral, including client presentations and proposals, tailored to the needs of institutional and operator clients in these sectors.
Maintain overall governance and process discipline throughout the execution phase of each transaction.
Experience Required
Up to 2 years of relevant experience as a surveyor or broker with hands-on fieldwork exposure. Prior experience or exposure to alternative asset classes will be an added advantage.
Skills and Competencies
Strong interpersonal and relationship-building skills, with the ability to engage credibly with institutional operators, developers, and regulatory stakeholders.
Sound understanding of real estate fundamentals,

with willingness to develop specialized knowledge of alternative asset classes.
Strong analytical skills for financial modelling, feasibility analysis, and market research.
Excellent communication and presentation skills for client-facing engagements and proposal submissions.
Self-motivated with a results-driven approach and ability to work independently in the field.
Proficiency in MS Office tools, particularly Excel and PowerPoint, for financial analysis and presentation preparation.
Qualifications
Graduate or postgraduate degree in Real Estate, Business Administration, Finance, or a related field. Additional certifications in real estate or exposure to healthcare, education, or senior living sector dynamics will be viewed favourably.
