Job Description – Senior Analyst / AM - US Real Estate Valuation

Location: Gurugram / Bengaluru

Experience: 3 to 6 Years

Role & Responsibilty:

- Perform property-level and portfolio-level real estate valuation.
- Prepare valuation models, DCF analysis, and financial reconciliations.
- Work on Purchase Price Allocation (PPA) under ASC 805.
- Assist in Fair Value Measurement (ASC 820) and Lease Accounting (ASC 842).
- Analyze NOI, capitalization rates, rental income, and operating expenses.
- Prepare valuation reports and final deliverables.
- Coordinate with US and India engagement teams.
- Use MS Excel, ARGUS, and financial modeling tools.
- Manage multiple projects and meet deadlines.
- Support managers with valuation assignments and financial analysis.

Required Skills:

- 3+ years of US real estate valuation experience.
- Knowledge of ASC 805, ASC 820, and ASC 842.
- Strong financial modeling and analytical skills.
- Proficiency in Excel and ARGUS.
- Valuable communication, teamwork, and project management skills.
