Key Responsibilities1. Title Due Diligence & Land Acquisition

- Perform rigorous title verification and search histories for commercial and residential land plots.
- Draft Public Notices and issue explicit, detailed Title Search Reports / Search Certificates.
- Identify legal risks, encumbrances, or boundary disputes associated with joint developments and new acquisitions.

2. Legal Drafting & Document Structuring

- Draft, review, and negotiate crucial real estate instruments, including:
- Agreements for Sale (AFS) and Sale/Conveyance Deeds
- Joint Development Agreements (JDA) and Joint Venture (JV) Agreements
- Development Management Agreements and Memorandums of Understanding (MoU)
- Leave & License, Lease Deeds, and Deeds of Assignment
- Customize layout formats for project allotment letters and demand notice templates.

3. RERA & Statutory Compliance

- Manage end-to-end RERA compliance, including new project registrations, quarterly profile updates,



and extension filings.
- Ensure marketing collateral and operational contracts strictly align with state RERA standards.
- Formulate internal compliance reports regarding project timeline changes and carpet-area adjustments.

4. Liaison & External Coordination

- Coordinate with local municipal corporations, revenue authorities, and sub-registrar offices for document execution and registration.
- Partner with customer relations teams to address buyer queries regarding title clarity, home loans, and bank approvals.
- Coordinate strategic legal responses and documentation with external senior advocates during active dispute resolution or litigation.
