1. Job Purpose :

To supervise day-to-day technical operations and maintenance activities at the assigned facility, ensure reliable functioning of building services, coordinate technicians and contractors, and maintain safety, service quality, and documentation standards.

2. Key Responsibilities:

 Supervise daily operations and maintenance of electrical, plumbing, mechanical, and other building services.

 Allocate work to electricians, plumbers, and other technicians; monitor attendance, productivity, and work quality.

 Plan, monitor, and ensure completion of preventive and corrective maintenance (PPM) schedules.

 Attend resident, tenant, helpdesk, and client complaints; prioritize breakdowns and ensure timely closure.

 Inspect LT panels, electrical distribution systems, lighting, pumps, motors, DG sets, UPS, HVAC, and other equipment within the site's scope.

 Monitor water supply systems, plumbing networks, drainage, tanks, and STP/WTP operations where applicable.

 Conduct routine site inspections and identify defects, safety risks, and opportunities for improvement.

 Ensure work is carried out as per SOPs, checklists, permits, OEM recommendations, and applicable safety procedures.

 Coordinate with vendors and contractors for specialized repairs, servicing, and statutory inspections.

 Maintain equipment logs, PPM records, breakdown reports, meter readings, checklists, and shift handover records.

 Monitor utilities consumption, identify abnormal trends, and recommend energy and water conservation measures.





 Track spare parts and consumables; raise material indents and maintain proper inventory records.

 Prepare daily and monthly technical reports and escalate critical issues, recurring failures, and resource requirements to the Facility Manager.

 Guide technicians, conduct toolbox talks, and reinforce PPE use and secure work practices.

3. Required Technical Skills:

 Working knowledge of building electrical, plumbing, mechanical, and utility systems.

 Ability to troubleshoot equipment faults and coordinate timely corrective action.

 Knowledge of preventive maintenance planning, work permits, risk assessment, and maintenance checklists.

 Basic understanding of HVAC, pumps, motors, DG sets, LT panels, water systems, and fire-safety systems.

 Ability to use basic testing instruments and interpret equipment readings within the scope of training and authorization.

 Good reporting, computer, communication, team coordination, and problem-solving skills.

4. Candidate Requirements:

 Diploma / ITI in Electrical, Mechanical, or a relevant engineering trade.

 3–5 years of relevant experience in facility management, residential communities, commercial buildings, or similar operations preferred.

 Prior experience supervising technicians and coordinating vendors is preferred.

 Willingness to work in shifts, attend emergencies, and support site operations as required.

 Safety-conscious, service-oriented, disciplined, and capable of maintaining records and meeting deadlines.

Pay: ₹300,000.00 - ₹600,000.00 per year
