JOB TITLE: Senior Design Manager (Architecture)

ABOUT THE COMPANY

Tribeca is the largest branded luxury developer in India! Established in 2012, we have grown to become the largest developer of Trump-branded properties in the world (after the Trump Organization). Our current employee strength comprises more than 250+ associates across Mumbai, Pune, Delhi-NCR, Kolkata, and Bangalore, and we have a team of incredibly talented, hungry, bright, and passionate folks, including IIT, IIM, Wharton, and SPA toppers and industry stalwarts.

At Tribeca, we are focused on creating world-class products and customer experiences. We pioneered the concept of branded residences in India and are developing over 6 million square feet of branded residential projects in India. We are also proud to be developing the world's largest rooftop terrace.

ROLE SUMMARY

We are looking for an experienced architect to lead design development and consultant coordination for our residential, mixed-use, and redevelopment projects across India. The role combines hands-on design work, from early-stage building massing through design refinement, with the management of a multidisciplinary consultant team. The ideal candidate understands Indian building regulations across different states and cities, and can translate local regulatory constraints into efficient, marketable design solutions.

KEY RESPONSIBILITIES

Design and Massing

- Prepare building massing studies and design options at the feasibility and concept stage, optimising FSI/FAR, unit mix, and aleable area within the applicable local regulations.
- Review and refine architectural designs at each stage to improve planning efficiency, buildability, and product quality.
- Evaluate design proposals from consultants and suggest improvements aligned with project and business objectives.

Consultant Coordination

- Coordinate with all project consultants, including the Architect, Structural, MEP, Landscape, Rendering, and Model Making agencies, across multiple project locations.
- Conduct design review meetings, track action items, and ensure timely delivery of drawings and deliverables.
- Ensure design integration across disciplines and resolve conflicts between architectural, structural, and services drawings.

Regulatory Compliance

- Ensure designs comply with the National Building Code (NBC 2016) and the development control regulations of the respective state or city, such as DCPR 2034 (Mumbai), UDCPR (Maharashtra), and building bye-laws of other states and development authorities.
- Quickly study and interpret the local regulations applicable to current project locations.
- Factor in statutory requirements such as fire NOC norms, height clearances (AAI), environmental clearance, and RERA area definitions at the design stage.
- Support the approval process by reviewing submission drawings and addressing authority queries in coordination with the liaison team.

Document and Data Management

- Maintain an organised folder structure for all project design documentation.
- Keep a drawing register tracking all files received from and issued to consultants, including revisions and dates.
- Ensure version control so that the team always works from the latest approved drawings.

Presentation and Visualisation

- Prepare design presentations for management review and decision-making.
- Coordinate renders, walkthroughs, and physical models for marketing and approvals, and use 3D and AI rendering tools for quick design visualisation.

REQUIRED QUALIFICATIONS

- Bachelors degree in Architecture (B.Arch); registration with the Council of Architecture is preferred.
- Minimum 7 years of experience in an architectural or design firm, preferably on high-rise residential, mixed-use, or redevelopment projects.
- Working knowledge of NBC 2016 and development control regulations in at least one major Indian city, with the ability to adapt to regulations in other states.

MANDATORY SOFTWARE SKILLS

- AutoCAD
- SketchUp
- Adobe Photoshop
- Microsoft Office Suite (PowerPoint, Excel, Word)
- 3D rendering tools such as D5 Render and V-Ray
- AI rendering and image-generation tools

DESIRABLE SKILLS

- Experience on projects in multiple Indian cities or states.
- Experience working on the developer side, or on redevelopment schemes such as SRA, MHADA, or cessed-building projects.
- Familiarity with Revit or BIM workflows.
- Understanding of RERA carpet area calculations and FSI/FAR computations, including premium and fungible components where applicable.

KEY COMPETENCIES

- Strong design sense with a practical, cost-conscious approach.
- Excellent coordination and follow-up skills across multiple stakeholders and locations.
- Clear communication, both verbal and written.
- Highly organised, with attention to detail in documentation.
- Ability to manage multiple projects and deadlines at the same time.
- Willingness to travel to project sites and consultant offices across India as required.
