Role Overview

We are looking for an experienced Project Finance Manager to manage the financial and commercial performance of large-scale real estate development projects.

The role involves end-to-end project financial management, commercial modelling, financial planning, budgeting, cash flow management, JV accounting and financial reporting. The candidate will work closely with project development teams, senior management, JV partners and other stakeholders to ensure commercial viability, profitability and effective financial governance.

Key Responsibilities

1. Project Finance & Commercial Management

- Manage end-to-end financial management of development projects.
- Partner with project development teams on commercial and financial matters.
- Conduct project feasibility studies and commercial assessments.
- Evaluate project profitability, IRR, NPV, ROIC and Margin on Cost.
- Identify financial risks, commercial opportunities and improvement areas.
- Analyse project performance against approved business plans and financial targets.

2. Financial & Commercial Modelling

- Develop and maintain financial and commercial models.
- Perform scenario analysis and sensitivity modelling.
- Evaluate leasing scenarios, commercial assumptions and development costs.
- Analyse project cash flows, funding requirements and profitability.
- Support investment committee papers and JV business plan analysis.

3. Budgeting,



Forecasting & Cost Management

- Lead project budgeting and forecasting activities.
- Monitor project costs, commitments and budget variances.
- Identify and investigate cost overruns and unexpected financial impacts.
- Coordinate with project teams to ensure effective cost control.
- Recommend corrective actions to improve financial performance.

4. Cash Flow & Funding Management

- Prepare and monitor project cash flow forecasts.
- Analyse debt strategy and project funding requirements.
- Manage capital drawdowns and equity funding calls.
- Monitor working capital, settlements and liquidity requirements.
- Support distribution forecasts and cash flow optimisation.

5. JV Accounting & Financial Reporting

- Manage JV accounting and project financial reporting.
- Ensure accurate statutory and management reporting.
- Review financial statements, trial balances and balance sheet positions.
- Manage accruals, WIP and project accounting activities.
- Support equity accounting and accounting for investments in associates and joint ventures.
- Coordinate audit, tax and statutory compliance requirements.

6. Stakeholder Management & Governance





- Work closely with Development Management teams and JV partners.
- Present financial insights in project governance and investment committee meetings.
- Explain financial performance and commercial implications to non-financial stakeholders.
- Coordinate with internal and external stakeholders, including Legal, Tax and external advisors.
- Ensure compliance with financial governance, approval processes and contractual obligations.

Required Skills & Experience
- 10+ years of experience in Project Finance, Project Accounting, Commercial Finance or Financial Management.
- Experience in Real Estate, Property Development or Construction is highly preferred.
- Strong financial and commercial modelling experience.
- Experience in project budgeting, forecasting and cost management.
- Strong understanding of cash flow forecasting and project funding.
- Experience in JV accounting, equity accounting and statutory reporting.
- Knowledge of project feasibility, profitability and commercial assessment.
- Strong stakeholder management and business partnering skills.
- Advanced MS Excel skills and experience with ERP systems such as Oracle or SAP.
