Position Title: Manager / Senior Manager – Land Acquisition & Compliance

Location: Corporate Head Office

Reports To: Project Head / Head of Land Acquisition

Job Purpose The corporate land procurement professional will serve as the central anchor at the Head Office, responsible for securing multi-state land banks for large-scale Solar, Wind, and Hybrid projects. This role bridges the gap between legal frameworks, corporate strategy, and ground-level execution. The candidate will ensure seamless compliance with complex state-specific revenue laws while serving as the primary liaison between the Project Head at the Head Office and the regional land teams operating at site locations.

Key Responsibilities

1. Multi-State Land Procurement Strategy

- Evaluate and secure diverse land types including private, government, revenue, forest, and agricultural lands across key renewable energy states (e.g., Gujarat, Rajasthan, Madhya Pradesh and Maharashtra).
- Assess land feasibility in coordination with corporate engineering teams, evaluating connectivity to transmission grids, access roads, right-of-way (RoW), and pooling substations.
- Manage land aggregators and external consultants, defining clear commercial terms, tracking milestones, and handling vendor payouts.

2. Legal Documentation & Due Diligence

- Lead the legal due diligence process, orchestrating title search reports, 30-year chain-of-title verification, encumbrance checks, and mutation status tracking.
- Draft and finalize legal instruments including sale deeds, long-term lease agreements, joint development agreements (JDAs), and power of attorney (PoA) documents
- Navigate diverse state land regulations, such as Section 89 exemptions in Karnataka, CLU (Change of Land Use)



guidelines, and ceiling limit approvals across different state jurisdictions.

3. Interface & Stakeholder Coordination

- Act as the primary link between the Head Office Project Head and Site Land Teams to translate ground-level field updates into executive project schedules.
- Drive cross-functional collaboration with internal Legal, Finance, Business Development, and Regulatory corporate teams to resolve property bottlenecks quickly.
- Guide and monitor site land teams through challenging local negotiations, dispute resolutions, and registration processes with the sub-registrar.

4. Statutory Approvals & Risk Management

- Oversee the acquisition of critical statutory clearances, including No Objection Certificates (NOCs) from state Revenue, Forest, Panchayat, Mining, and Pollution Control Boards.
- Mitigate transaction risks by systematically identifying potential litigation, local community conflicts, or local policy shifts before corporate capital is committed.
- Maintain corporate governance standards, ensuring all digital land record trackers, project MIS data, and title archives remain current and audit-ready.

Education

Bachelor’s degree in Law (LL.B / LL.M), Civil Engineering, or MBA in Real Estate/Project Management.

Experience

5 to 7 years of core experience in large-scale utility land procurement, with at least 3 years focused on multi-state renewable energy assets (Wind & Solar).

Regulatory Knowledge

In-depth understanding of State Revenue Codes (e.g., MPLRC, Gujarat Land Revenue Code), Right to Fair Compensation Act (LARR), Forest Conservation guidelines, and agricultural land conversion processes.

Key Competencies

Robust contract drafting skills, high negotiation capability, multi-state relationship management, and structured project reporting.
