Job Description – Facility Manager

JOB DESCRIPTION RESPONSIBILITIES

Oversee complete facility operations of residential/commercial properties

Plan and manage preventive corrective maintenance (electrical, plumbing, civil)

Ensure smooth functioning of all utilities (water, power, DG, lifts, fire systems)

Maintain customer complaints records

Manage housekeeping, security, and technical teams

Handle escalated complaints and ensure high resident/client satisfaction

Monitor and control facility budgets, expenses, and cost optimization

Manage vendors, AMC contracts, and service providers

Implement SOPs for operations and maintenance activities

Handle possession process of flats, offices, and shops

Coordinate with CRM, sales, and projects team for possession readiness

Ensure units are ready as per checklist before handover (snag-free condition)

Explain facility usage, amenities, and safety systems to customers





Ensure handover of keys, documents, and access controls properly

Coordinate for post-possession support and initial issue resolution

Qualifications

Qualification

Bachelor's Degree / Diploma in Civil, Electrical, or Mechanical Engineering

Minimum years of experience in facility management (residential/commercial projects)

Solid knowledge of maintenance systems (electrical, plumbing, HVAC, fire safety)

Experience in handling vendors, AMC contracts, and service providers

Good understanding of budgeting, cost control, and expense management

Familiarity with possession and handover processes in real estate projects

Basic knowledge of MS Excel and reporting
