Role Overview

We are looking for an experienced skilled to lead Central PMO – Planning for our Residential Real Estate business. The role will be responsible for managing and monitoring project planning, scheduling, progress tracking and governance across multiple residential real estate projects.

The individual will ensure timely project delivery by coordinating with various functions, identifying potential delays, monitoring project performance and providing regular updates to senior management.

Key Responsibilities

- Develop and manage master project schedules covering key milestones, timelines, dependencies and critical paths across multiple residential projects.
- Establish baseline project plans and monitor actual progress against planned timelines.
- Prepare and monitor 30/60/90-day look-ahead plans in coordination with project teams.
- Identify project delays, bottlenecks and execution constraints and drive timely resolution with relevant stakeholders.
- Monitor project performance through schedule adherence, milestone tracking, progress reviews and variance analysis.
- Track project costs, budgets, cash flows and cost-to-complete forecasts.
- Prepare and maintain MIS reports, dashboards and project performance updates for senior management.
- Coordinate with engineering, design, procurement, contracts, finance, sales and CRM teams to ensure alignment of project plans.




- Support management reviews, including Monthly Business Reviews (MBR), Quarterly Business Reviews (QBR) and steering committee meetings.
- Establish PMO processes, governance frameworks, reporting formats, KPIs and review mechanisms.
- Implement and improve project monitoring systems and tools such as Excel, Power BI, ERP and project management software.
- Ensure effective planning and monitoring of construction stages, project launches and customer handovers.

Desired Candidate Profile

- BE/BTech in Civil Engineering, Construction or Architecture preferred.
- MBA/PGDM in Operations, Finance or Project Management will be an added advantage.
- 12+ years of experience in Real Estate, Construction or Infrastructure sectors.
- Experience in Central PMO, Project Planning, Project Controls or Program/Portfolio Management.
- Must have experience handling planning and monitoring across multiple projects.
- Strong understanding of construction planning, project scheduling, baseline management and critical path analysis.
- Experience in project cost monitoring, budgeting, cash flow forecasting and variance analysis.
- Exposure to senior management reporting, MIS dashboards and business performance reviews.
- Understanding of real estate business metrics such as bookings, collections, inventory and revenue.
- Strong stakeholder management, analytical and problem-solving skills.
- High ownership, process-building ability and strong execution follow-through.
