Role & responsibilities

- Identify and evaluate potential real estate markets for property and land acquisitions across Andhra Pradesh, Telangana, and Karnataka.

- Build and maintain relationships with landlords, property owners, developers, and channel partners.

- Lead end-to-end property acquisition activities including site identification, feasibility assessment, negotiation, documentation, and closure.

- Negotiate commercial terms with landowners and landlords to secure profitable property deals.

- Prepare business proposals, feasibility reports, and presentations for management review and approval.

- Drive and coordinate sales teams for project-specific sales initiatives and support lead conversion activities.

- Ensure timely execution of lease agreements, sale agreements, and other property-related contracts.

- Coordinate with legal, finance, operations, and sales teams for seamless project execution.

- Monitor market trends, competitor activities, property valuations, and emerging business opportunities.

- Ensure compliance with RERA regulations, property documentation requirements, and statutory approvals.

- Generate periodic MIS reports and present acquisition status, project updates,



and business insights to management.

- Travel extensively to identify and secure current acquisition opportunities in assigned territories.

Preferred candidate profile

- Graduate/Post Graduate with 10-15 years of experience in Property Acquisition, Real Estate Sales, Business Development, or Retail Expansion.

- Must be based in Visakhapatnam.

- Proven experience in handling property acquisitions and real estate transactions across Andhra Pradesh, Telangana, and Karnataka.

- Strong understanding of real estate markets, land acquisition processes, leasing, and commercial property transactions.

- Hands-on experience in landlord negotiations, deal closures, and execution of property agreements.

- Thorough knowledge of RERA guidelines, property documentation, registration procedures, and compliance requirements.

- Excellent negotiation, presentation, communication, and stakeholder management skills.

- Ability to work independently and coordinate effectively with cross-functional teams.

- Strong analytical and reporting skills with a strategic business mindset.
