1. Role Overview

Creative Square Consultants Pvt. Ltd. is seeking an experienced Senior Engineer – Finishings to oversee and monitor finishing activities for high-rise residential projects constructed using MIVAN (aluminium formwork) technology in Bangalore.

The ideal candidate should possess strong hands-on finishing execution experience, sound technical knowledge, and the ability to coordinate effectively with contractors, QA/QC, MEP, and project management teams. The role requires a focus on construction quality, project schedules, approved specifications, workmanship, and timely project handover within a Project Management Consultancy (PMC) environment.

Mandatory: Candidates must have relevant finishing execution experience in high-rise residential MIVAN projects of G+20 floors and above.

2. Key Responsibilities

A. Finishing Execution and Site Supervision

- Supervise and monitor finishing activities, including plastering, putty, painting, tiling, flooring, waterproofing, faade works, doors, windows, and joinery.
- Ensure execution is carried out in accordance with approved drawings, technical specifications, method statements, and quality standards.
- Monitor workmanship, surface finishes, alignment, levels, dimensions, and tolerances.
- Review site conditions and coordinate with relevant teams to resolve technical discrepancies and execution challenges.
- Ensure finishing activities are completed as per project schedules and established quality benchmarks.

B. Quality Assurance and Control

- Coordinate with the QA/QC team to conduct inspections and ensure compliance with approved quality standards.
- Verify material approvals, mock-ups, samples, and workmanship before proceeding with subsequent activities, wherever applicable.
- Raise and monitor quality observations and ensure timely corrective action and closure.
- Identify finishing defects, prevent rework, and maintain consistent quality across floors and residential units.
- Ensure proper documentation of inspections, test reports, checklists, and quality records.

C. Planning and Progress Monitoring

- Monitor daily and weekly finishing progress against project schedules and milestones.
- Coordinate with the Planning team to identify delays, assess constraints, and implement corrective measures.




- Ensure the availability of manpower, materials, tools, and equipment required for planned activities.
- Maintain daily progress reports, inspection records, and relevant site documentation.
- Escalate critical execution issues and potential delays to the Project Manager or Construction Manager.

D. Contractor and Stakeholder Coordination

- Coordinate and monitor contractors, subcontractors, vendors, and site workforce to ensure compliance with agreed scope, quality, and timelines.
- Track contractor productivity and address execution bottlenecks.
- Coordinate with Civil, MEP, Structural, and QA/QC teams to ensure seamless integration of finishing activities with building services.
- Participate in site coordination meetings and follow up on pending activities and action points.
- Ensure appropriate material planning, handling, storage, and utilization at the site.

E. Snagging, Safety and Handover

- Coordinate pre-handover inspections, snagging, de-snagging, and closure of outstanding finishing works.
- Ensure completed units meet approved quality requirements and are ready for client inspection and handover.
- Maintain finishing-related documentation and support project handover activities.
- Ensure compliance with site safety procedures during finishing operations.
- Promote safe working practices and report unsafe conditions to the concerned team.

3. Mandatory Eligibility Criteria

- Qualification: BE/B.Tech/Diploma in Civil Engineering.
- Experience: 6–12 years of relevant experience in civil construction and finishing execution.
- MIVAN Experience: Mandatory experience in high-rise residential projects constructed using MIVAN/aluminium formwork.
- Project Scale: Experience handling finishing activities in residential projects of G+20 floors and above.
- Technical Knowledge: Strong understanding of finishing materials, execution methodologies, drawings, specifications, and site coordination.
- Quality Management: Practical knowledge of finishing inspections, quality checklists, defect rectification, and snag closure.
- Contractor Management: Experience coordinating contractors, subcontractors, vendors, and site workforce.
- Planning and Coordination: Ability to monitor progress, coordinate resources,



and achieve finishing milestones.
- Communication: Good coordination, reporting, problem-solving, and stakeholder-management skills.

4. Preferred Experience

- Previous experience in a PMC or client-side project execution environment.
- Exposure to large-scale or premium high-rise residential developments.
- Experience coordinating with MEP, QA/QC, Planning, and project management teams.
- Working knowledge of MS Project, Primavera P6, or equivalent project scheduling tools.
- Experience in waterproofing execution, faade works, and finishing quality inspections.
- Familiarity with construction practices and project execution requirements in Bangalore.

5. Key Performance Expectations

The selected candidate will be expected to:

- Achieve finishing milestones in line with approved project schedules.
- Maintain consistent workmanship and finishing quality across floors and residential units.
- Ensure timely closure of quality observations and finishing defects.
- Coordinate effectively with contractors and cross-functional project teams.
- Minimize rework, material wastage, and execution delays.
- Maintain accurate progress reports and quality documentation.
- Support timely snag closure, client inspections, and project handover.
- Ensure compliance with site safety and approved construction procedures.

6. Reporting and Coordination

Reports to: Project Manager / Construction Manager

Coordinates with: QA/QC Team, Planning Team, MEP Team, Site Engineers, Contractors, Subcontractors, Vendors, and Client Representatives.

7. Candidate Screening Guidelines

- Names and locations of high-rise residential projects handled.
- Total experience and relevant finishing execution experience.
- Specific experience in MIVAN/aluminium formwork projects.
- Project height or scale, including the number of floors handled.
- Types of finishing activities supervised.
- Experience in contractor management, quality inspections, and snag closure.
- Previous organisation type: PMC, developer, or construction contractor.

Screening Note: Only candidates with proven high-rise residential MIVAN finishing execution experience in projects of G+20 floors and above will be considered. Candidates with experience exclusively in low-rise buildings, commercial projects, or high-rise projects without relevant MIVAN finishing exposure will not be shortlisted.
