Job Overview & Purpose

- Role Title: Manager / Senior Cost Manager – MEP (Quantity Surveying & Commercial Management)
- Domain Focus: Hospitality Projects (Luxury Hotels, Resorts, Service Apartments, Commercial Mix-Use)
- Key Objective: Ensure MEP systems (HVAC, Electrical, Plumbing, Firefighting, ELV, BMS) are estimated, procured, and executed within approved budgets while maintaining luxury brand and operational standards.

Key Responsibilities

1. Pre-Contract & Estimation

- BOQ & Cost Planning: Review MEP tender drawings, schematics, and technical specs to prepare detailed Bills of Quantities (BOQs) and cost models for HVAC, electrical substations, plumbing, fire protection, DG sets, lifts, and IBMS.
- Benchmarking: Establish and track cost metrics specific to hospitality (e.g., MEP cost per key, cost per square foot across luxury, boutique, or mid-scale tiers).
- Value Engineering (VE): Optimize MEP designs and central plant layouts (chillers, boilers, heat pumps) to reduce capital expenditure (CapEx) without sacrificing guest comfort or brand compliance.

2. Procurement & Tendering

- Tender Packages: Draft technical scopes, commercial terms, and bidding documents for specialized MEP packages and major equipment vendors (chillers, transformers, generators, ELV).
- Commercial Evaluation:



Lead technical-commercial bid evaluations, rate analyses, and vendor negotiations.
- Contract Selection: Advise on contract models (e.g., FIDIC, custom EPC, or item-rate contracts) and prequalify competent MEP contractors

3. Post-Contract & Cost Control

- Valuations & Interim Payments: Certify monthly contractor payment applications, review measurement sheets, and assess site progress against-claimed milestones.
- Change Orders & Variations: Evaluate price escalations, delay claims, and design variations, maintaining strict change-control protocols.
- Live Cost Tracking & Reporting: Maintain live cost logs, manage cash-flow forecasts, update Estimate at Completion (EAC), and present regular financial updates to stakeholders.

4. Contract Administration & Closeout

- Final Accounts: Negotiate and settle final accounts with MEP contractors.
- Handover Documentation: Ensure smooth closeout of as-built drawings, warranties, testing/commissioning certificates, and operation/maintenance manuals

Pay: Up to ₹75,000.00 per month
