Facility Maintenance Technician

2. Job Summary

Responsible for day-to-day preventive and corrective maintenance of facility equipment and building utility systems to ensure smooth operations, equipment reliability, safety compliance, and timely resolution of maintenance issues.

3. Key Responsibilities

A. Electrical Maintenance

- Perform routine inspections of electrical panels, distribution boards, lighting systems, switches, sockets, and power outlets.
- Monitor electrical systems and report abnormalities, overheating, or unusual noise.
- Attend electrical breakdowns and carry out troubleshooting within the authorized scope.
- Assist in UPS, battery bank, and DG set maintenance activities.
- Ensure proper functioning of emergency lighting and other electrical systems.

B. HVAC and Mechanical Maintenance

- Perform routine inspections of AHUs, FCUs, air-conditioning systems, ventilation systems, and dehumidifiers.
- Clean or replace air filters as per the preventive maintenance schedule.
- Check pumps, motors, bearings, belts, and other mechanical components.
- Monitor equipment operating conditions and report abnormal vibration, noise, or temperature.
- Assist in troubleshooting HVAC and mechanical equipment issues.

C. Preventive and Corrective Maintenance

- Carry out scheduled preventive maintenance activities as per the maintenance checklist.
- Attend equipment breakdowns and resolve issues within the assigned scope.
- Maintain equipment logbooks, inspection reports, and maintenance records.
- Identify potential equipment failures and report them to the supervisor.
- Ensure all maintenance activities are completed within the specified timeline.

D. Building and Utility Maintenance

- Inspect plumbing systems, water pumps, drainage lines, and water supply systems.
- Attend to minor plumbing repairs and other facility maintenance requirements.
- Monitor water levels, pump operations, and utility equipment.
- Report civil, carpentry, painting, and other building maintenance issues to the supervisor.




- Support general facility upkeep and operational requirements.

E. Safety and Compliance

- Follow electrical safety procedures and wear the required personal protective equipment (PPE).
- Follow permit-to-work and lockout/tagout (LOTO) procedures wherever applicable.
- Use tools and equipment safely and maintain them in positive condition.
- Report unsafe conditions, incidents, and near misses immediately.
- Maintain a clean and organized maintenance work area.

F. Documentation and Reporting

- Update daily maintenance checklists and equipment logbooks.
- Record completed preventive maintenance and breakdown activities.
- Report equipment faults, pending work, and spare-part requirements to the supervisor.
- Maintain records of tools, consumables, and maintenance materials.
- Provide shift handover updates on equipment status and pending issues.

4. Educational Qualification

- ITI in Electrician.
- BE or Diploma in Electrical Engineering.

5. Experience

- 13 years of experience in facility maintenance, building operations, or industrial maintenance.
- Experience in electrical maintenance, transformers, HVAC systems, UPS, DG sets, and pumps is preferred.

6. Technical Skills

- Basic knowledge of electrical systems and distribution panels.
- Understanding of HVAC systems and mechanical equipment.
- Basic troubleshooting skills for electrical and mechanical faults.
- Knowledge of preventive maintenance procedures and checklists.
- Familiarity with safety procedures and maintenance tools.
