Job Summary

DMR LANDZ is looking for an experienced and result-oriented Purchase Manager to identify, evaluate, negotiate and purchase land properties. The candidate will be responsible for sourcing suitable lands, coordinating with landowners and brokers, preparing purchase quotations, negotiating prices and ensuring proper documentation before finalising land acquisitions.

Key Responsibilities

1. Land Buying & Acquisition

- Identify and source potential land properties for purchase.
- Contact landowners, property brokers and real estate agents.
- Find suitable lands based on company requirements.
- Conduct site visits and evaluate property locations.
- Analyse market value and prevailing land prices.
- Negotiate purchase prices with landowners.
- Finalise purchase terms and conditions.

1. Quotation & Price Analysis

- Prepare land purchase quotations.
- Calculate land rates per sq.ft, cent and acre.
- Compare market prices and prepare cost analysis.
- Prepare purchase proposals for management approval.
- Maintain land purchase quotations and negotiation records.
- Analyse total acquisition costs and expected investment.

1. Legal Documentation & Verification

- Coordinate with the legal team for document verification.
- Collect parent documents, sale deeds and EC.
- Verify patta, chitta, FMB and survey details.




- Coordinate for title verification and legal due diligence.
- Ensure property ownership and boundaries are properly verified before purchase.

1. Vendor & Broker Management

- Develop relationships with landowners and property brokers.
- Maintain a database of available properties.
- Follow up on property leads and purchase negotiations.
- Coordinate with surveyors, advocates and registration teams.

1. Reporting & Management

- Submit daily land acquisition reports.
- Maintain land purchase and quotation records.
- Prepare weekly purchase progress reports.
- Obtain management approval before finalising purchases.
- Maintain purchase documentation and transaction records.

Required Skills & Qualifications
- Any Degree / BBA / MBA / Civil Engineering preferred.
- 2–5 years of experience in real estate or land acquisition.
- Valuable knowledge of land buying and selling.
- Knowledge of land measurements and property valuation.
- Negotiation and communication skills.
- Knowledge of property documents and legal procedures.
- MS Excel and quotation preparation skills.
- Ability to travel for property site visits.

Performance Expectations (KPI)
- Number of qualified land leads generated.
- Number of property site visits completed.
- Competitive land purchase prices negotiated.
- Accuracy of quotations and cost calculations.
- Successful land acquisitions.
- Proper documentation and reporting.

Suggested Salary ₹25,000 – ₹100000 per month, depending on experience and skills.

Pay: ₹30,000.00 - ₹100,000.00 per month
