Revanza Developers is the residential plotted development arm of the Revanza Group, a Chennai-based group in industrial real estate, warehousing, logistics parks and investments. Our first project, Revanza Fortune Greens, is a premium DTCP-approved gated villa-plot community inside Mahindra World City, Chengalpattu. About the Role

We are looking for a Project Head to take full charge of our plotted layout projects, from land handover and approvals to development, completion and handover to customers. You will own timelines, budgets, quality and contractor performance across sites, and report directly to the Vice President.

Key Responsibilities

- Lead end-to-end execution of plotted and gated-community layouts, from site mobilisation to final handover
- Plan and manage land development works: site clearing, levelling, blacktop and internal roads, stormwater drains, culverts, water and sewer lines, street lighting, compound walls, entrance arches, parks and amenities
- Coordinate with architects, surveyors and consultants on layout planning, plot demarcation, sub-division and boundary stones
- Liaise with DTCP / CMDA, local bodies, the TNEB and other government departments on approvals, compliance, and statutory and RERA requirements
- Prepare and control project budgets, BOQs, cost estimates and cash-flow plans; keep spending within approved limits
- Find, evaluate and manage contractors and vendors: tendering, negotiation, work orders, measurement and bill certification
- Set and track project schedules; report progress, risks and costs to management every week
- Ensure quality standards, site safety and documentation (DPRs, MIS,



inspection reports, as-built drawings)
- Work with Sales and CRM teams on site readiness for customer visits, plot handovers and customer site queries
- Support pre-acquisition due diligence on new land parcels: site feasibility, development cost estimates and layout potential
- Build and lead the site team of engineers, supervisors and surveyors

Requirements

- 5 to 7 years of experience in plotted or layout development with a real estate developer (mandatory)
- B.E./B.Tech in Civil Engineering preferred; Diploma holders with robust plotted-project experience may apply
- Proven track record of delivering at least one complete DTCP/CMDA-approved layout project
- Good working knowledge of Tamil Nadu approval processes (DTCP, CMDA, local panchayat) and TNRERA requirements
- Strong grasp of land development costing, BOQ, contractor billing and project scheduling
- Hands-on with MS Excel / MS Project; AutoCAD reading skills are a plus
- Good communication in Tamil and English
- Willing to travel to project sites regularly
- Own two-wheeler or four-wheeler preferred
