About the Role

As Lead Project Manager, you will be the senior Design & Build leader accountable for how our corporate fit-out projects perform: delivery, commercials, client relationship, risk, resources and governance. You'll lead project managers and construction managers across design, procurement, civil & interiors, MEP, commercial and QA/QC, and make the calls that keep large projects on schedule and on margin.

Key Responsibilities

- Own end-to-end delivery of large-format corporate fit-outs, from award and kickoff through to handover
- Validate baseline schedules before approval and lead recovery plans when projects fall behind
- Protect project margin through cost-to-complete tracking, change control, productivity monitoring and forecast at completion
- Review BOQs against tender drawings, specifications and site conditions, and close scope gaps early
- Manage long-lead procurement and client variations, from instruction through to commercial closure
- Set up transparent governance across design, procurement, civil & interiors, MEP, commercial and QA/QC: ownership, stage gates, interface registers and escalation




- Build quality and safety into execution, with inspection plans, mock-ups, hold points and a firm stop-work culture
- Lead the client relationship on handover dates, change requests and escalations
- Allocate specialist teams and resources across projects based on criticality
- Run a weekly leadership dashboard covering schedule, margin, procurement exposure, quality, safety, risks and decisions required
- Assess handover readiness: testing and commissioning, snag closure, O&M; manuals and as-builts

Requirements

- 14–20 years in construction project management, with a proven record of leading comparable Design & Build corporate fit-outs
- B.E. / B.Tech in Civil, Mechanical or Electrical Engineering
- Strong commercial judgement: cost control, variations, claims and delay entitlement under contract
- Deep understanding of BOQ, procurement lead times, MEP and civil & interiors interfaces
- Experience leading multi-disciplinary teams and managing senior client stakeholders
- Proficiency in MS Project / Primavera and project reporting tools
