Job Summary

We are looking for an experienced and strategic Head of Land Acquisition to lead land sourcing, acquisition, due diligence, and development opportunities for our real estate projects. The ideal candidate should have strong expertise in land identification, legal verification, landowner negotiations, government liaison, feasibility analysis, and end-to-end acquisition management.

Key Responsibilities

1. Land Identification & Sourcing

- Identify and evaluate potential land parcels for residential, commercial, villa, and high-rise development projects.
- Build and maintain strong networks with landowners, brokers, consultants, developers, and other stakeholders.
- Identify strategic land acquisition opportunities aligned with the company's business objectives.

2. Land Due Diligence & Legal Verification

- Coordinate title verification, encumbrance checks, parent document verification, patta, chitta, FMB, survey records, and other relevant land documents.
- Work closely with legal teams and external consultants to verify ownership, identify legal risks, and ensure clear and marketable title.
- Assess litigation, zoning, land-use restrictions, access, and regulatory compliance before acquisition.

3. Negotiation & Acquisition Management

- Lead negotiations with landowners, developers, and intermediaries to secure land at commercially viable prices.
- Manage complete acquisition process including LOI, MoUs, sale agreements,



registration, and documentation.
- Structure acquisition proposals and payment terms in coordination with management, finance, and legal teams.

4. Feasibility & Financial Evaluation

- Evaluate land value, market potential, development feasibility, and expected project returns.
- Conduct preliminary cost-benefit analysis, land valuation, and risk assessments.
- Coordinate with finance, sales, planning, and project teams to assess project viability and investment potential.

5. Government Liaison & Approvals

- Coordinate with government departments, local authorities, survey offices, registration departments, and planning authorities.
- Facilitate land conversion, zoning verification, layout approvals, and other applicable statutory requirements.
- Ensure all acquisition activities comply with applicable land laws and regulatory requirements.

6. Team Leadership & Reporting

- Lead and manage the land acquisition team, consultants, and external sourcing partners.
- Establish acquisition targets, monitor land pipeline, and maintain updated database of potential land parcels.
- Prepare regular reports on acquisition status, negotiations, risks, budgets, and closures for senior management.




- Develop effective sourcing strategies to support the company's project expansion plans.

Required Qualifications

- Bachelor's degree in Civil Engineering, Real Estate, Business Administration, Law, or related discipline.
- Master's degree or relevant skilled qualifications will be an added advantage.

Experience & Skills Required

- Minimum 15 years of experience in land acquisition within real estate / property development industry.
- Proven track record of acquiring land for residential, villa, plotted development, commercial, or high-rise projects.
- Strong knowledge of land documentation, title verification, property registration, local regulations, and approval processes.
- Excellent negotiation, stakeholder management, analytical, and decision-making skills.
- Strong understanding of land valuation, market trends, development feasibility, and acquisition risk management.
- Established network with landowners, brokers, legal professionals, consultants, and relevant authorities.
- Demonstrated ability to lead teams and manage multiple acquisition opportunities simultaneously.

Key Performance Indicators (KPIs)

- Number and value of viable land parcels identified and acquired.
- Acquisition cost against approved budgets and market benchmarks.
- Time taken to complete due diligence and acquisition.
- Quality of legal due diligence and reduction of acquisition-related risks.
- Land bank growth and contribution to the company's development pipeline.
- Achievement of annual land acquisition targets.

Work Location: Saligramam, Chennai.
