Position Overview The Development Strategy Head will report to the Chief Development Officer and will be responsible for shaping and driving the development strategy across the company's portfolio — covering land and asset evaluation, feasibility, master planning, product strategy, design development, and development governance.

The Development Strategy Head will translate the company's growth ambitions into a explicit development roadmap — defining what gets built, where, in what sequence, and at what value — while protecting design quality, commercial viability, and delivery readiness across every project.

The ideal candidate will bring significant experience in premium real estate development strategy, possess strong design and planning depth, and demonstrate a proven ability to institutionalize development thinking across a scaling organization.

Core Accountabilities

Development Strategy & Portfolio Planning

- Provide overall leadership for development strategy, portfolio planning, and development decision-making across the organization.
- Define the company's development strategy and portfolio roadmap in partnership with the CDO, CEO, and senior leadership, aligning product, geography, capital, and timing.
- Lead land, asset, and opportunity evaluation — feasibility studies, highest-and-best-use analysis, and development briefs.
- Own the development feasibility and business case for every project, covering cost, revenue, phasing, returns, and risk.
- Build and maintain an integrated development pipeline across active, upcoming, and long-term opportunities.
- Lead portfolio-level reviews to ensure strategic alignment, sequencing, and capital prioritization of projects.

Product Strategy & Design Development

- Shape product strategy and development briefs that translate market insight and customer aspiration into differentiated,



high-value offerings.
- Provide strategic oversight to master planning, architectural design, and design development across all projects.
- Ensure design intent, quality benchmarks, and luxury standards are protected from concept through execution.
- Drive value engineering, design optimization, and innovation without compromising design integrity.

Development Governance & Approvals

- Establish best-in-class development governance, stage-gate reviews, and decision-making frameworks across the project lifecycle.
- Develop robust systems for feasibility modelling, market intelligence, development reporting, and risk management.
- Implement executive dashboards providing real-time visibility into pipeline health, project performance, and development risk.
- Ensure statutory approvals, regulatory compliance, and development documentation are managed with rigor and predictability.

Commercial & Feasibility Excellence

- Own project economics — cost, pricing, margins, cash flow, and returns — and hold the line on commercial discipline.
- Standardize feasibility models, development assumptions, and benchmarking frameworks across the portfolio.
- Drive project profitability through disciplined planning, cost control, risk management, and resource optimization.
- Partner with Finance on capital allocation, budgeting, and funding readiness for development initiatives.
- Maintain deep market intelligence on pricing, demand, competitor launches, and product innovation.
- Establish operating standards aligned with global luxury development benchmarks.

External Partnerships & Advisory

- Build and manage strategic relationships with architects, master planners, design consultants, market advisors, and technical partners.
- Develop high-performance consultant management frameworks focused on quality, accountability, and delivery.
- Lead value engineering, design review, and development advisory engagements to elevate product and process.

Organizational Leadership

- Build and lead a high-performing development strategy, planning, and design management team.
- Create a culture of ownership, analytical rigor, design excellence, collaboration, and accountability.
- Develop leadership capability, succession pipelines, and organizational depth across the development function.




- Ensure clear accountability structures and performance management mechanisms across the function.

Strategic Partnership with Leadership

- Act as the principal strategic partner to leadership for all development strategy, planning, and portfolio-related matters.
- Translate strategic priorities into development roadmaps, feasibility outcomes, and measurable plans.
- Provide regular visibility on pipeline health, development risk, resource requirements, and growth opportunities.
- Support senior leadership in scaling the business from a project-led organization into a world-class development platform.

Education, Experience & Expertise

- 20+ years of experience in real estate development strategy, project development, master planning, design management, portfolio planning, or large-scale development advisory roles.
- Demonstrated experience translating business strategy into development frameworks, portfolio roadmaps, feasibility models, and project-level execution plans.
- Proven track record of leading development, planning, product strategy, and design development functions across premium residential, mixed-use, or high-end commercial portfolios.
- Experience in premium or luxury residential, mixed-use, hospitality, or high-end commercial developments preferred.
- Prior experience as Development Strategy Head, Head of Development, Strategy & Development Director, Portfolio Strategy Head, Planning & Development Head, Design & Development Director, or equivalent leadership role. An Ideal candidate would be an Architect by qualification with some experience in the same.
- Significant international experience is strongly preferred.
- Experience working with global developers, architecture and design studios, master planners, consultants, or multinational organizations.
- Exposure to mature real estate markets such as North America, Europe, or the GCC.
- Ability to bring global best practices in development strategy, master planning, feasibility, and product innovation into a high-growth Indian environment.
