About the Role

We are looking for a skilled and creative Senior Architect to lead the design of our residential projects, including independent houses, villas, duplexes, and apartments. You will manage projects from concept to completion, guide the design team, and make sure every project is functional, compliant, and delivered with quality.

Key Responsibilities

- Lead architectural design for residential projects, from concept and layouts to final drawings
- Prepare and review floor plans, elevations, sections, 3D views, and working drawings
- Coordinate with structural, MEP, and interior consultants for smooth integration
- Ensure designs follow BBMP/BDA bylaws, zoning rules, and local building regulations
- Handle approvals, plan sanctions, and liaison with authorities
- Present designs to clients,



take feedback, and finalize decisions
- Visit sites regularly to check execution quality against drawings
- Prepare BOQs, material specifications, and cost estimates with the project team
- Guide and review the work of junior architects, draftsmen, and site engineers
- Resolve design and site issues quickly to avoid delays and cost overruns
- Keep projects on schedule and within budget

Requirements

- B.Arch from a recognised institution (Council of Architecture registration preferred)
- 7+ years of architecture experience, with at least 4 years in residential projects
- Strong command of AutoCAD, Revit, SketchUp, and Photoshop (Lumion, Enscape, or V-Ray is a plus)
- Solid knowledge of Karnataka building bylaws, structural basics, and construction methods
- Experience in client handling, presentations, and design coordination
- Strong leadership, communication, and time management skills
- Positive communication in English and Hindi (Kannada is a plus)
