Position Overview

We are looking for an experienced Purchase Manager to lead procurement operations for real estate projects. The candidate will be responsible for sourcing construction materials, developing vendor networks, negotiating commercial terms, managing purchase activities, and ensuring timely availability of materials as per project requirements.

Key Responsibilities

Procurement Planning: Plan and execute procurement activities based on project requirements, material specifications, budgets, and timelines.

Vendor Development: Identify, evaluate, and onboard reliable suppliers, manufacturers, and contractors while maintaining strong vendor relationships.

Negotiation & Cost Management: Negotiate rates, payment terms, credit periods, and delivery conditions to achieve competitive pricing and cost efficiency.

Material Sourcing: Manage procurement of civil, structural, finishing, electrical, plumbing, MEP, and other construction-related materials.

Purchase Operations: Review quotations, prepare comparative statements, obtain necessary approvals, and issue purchase orders.

Site Coordination: Work with project and site teams to understand material requirements and ensure availability as per execution schedules.

Quality & Compliance: Ensure purchased materials meet approved technical specifications, quality standards, and company requirements.

Purchase Documentation: Maintain vendor records, purchase orders,



invoices, comparative statements, and procurement MIS reports.

Team Management: Guide and supervise the purchase team, allocate responsibilities, and monitor departmental performance.

Requirements

Required Skills & Qualifications

Bachelor's degree in Civil Engineering, Mechanical Engineering, Supply Chain Management, or a related discipline.

Minimum 8 years of experience in purchase and procurement, preferably in the real estate or construction industry.

Strong understanding of construction materials, specifications, and procurement processes.

Excellent negotiation, vendor management, and analytical skills.

Proficiency in MS Excel and ERP/purchase management software.

Strong leadership, decision-making, and coordination abilities.

Preferred Experience

Experience in residential and commercial high-rise projects.
