A. Tender Study & Technical Evaluation

- Review tender documents, BOQs, technical specifications, drawings, SLDs, scope of work and contract conditions.
- Understand project requirements, identify scope gaps, exclusions, deviations and ambiguities.
- Prepare tender summaries and identify major commercial and technical risks.
- Prepare pre-bid queries and coordinate with clients and consultants for clarifications.
- Evaluate tender eligibility criteria and identify applicable submission requirements.

B. Estimation & Costing

- Prepare detailed item-wise estimates for the following MEP packages:
- HVAC systems, including chillers, AHUs, FCUs, ducting, piping and ventilation.
- Firefighting systems, including hydrants, sprinklers, fire pumps, piping and accessories.
- Compressed air piping, compressors, dryers, receivers and distribution systems.
- Electrical systems, including HT/LT panels, transformers, DG systems, cables, busducts, lighting, earthing and cable trays.
- ELV systems, including CCTV, access control, fire alarm, PA systems, structured cabling and BMS.
- Calculate material quantities based on drawings, BOQs and technical specifications.
- Prepare rate analysis for materials, labour, installation, testing and commissioning.
- Calculate wastage, transportation, handling, tools and tackles, consumables and other indirect costs.
- Prepare project-wise cost sheets and detailed BOQ pricing.

C. Vendor & Subcontractor Management

- Float enquiries to OEMs, suppliers, manufacturers and subcontractors.
- Obtain and evaluate techno-commercial quotations.
- Prepare comparative statements (CST) for material and subcontract packages.
- Negotiate with vendors to obtain competitive pricing.
- Verify vendor quotations against tender specifications and approved makes.
- Maintain an updated vendor and subcontractor database.

D. Bid Preparation & Submission

- Prepare complete technical and commercial bid submissions.
- Prepare price schedules, BOQ rates,



costing summaries and commercial offers.
- Review payment terms, retention, EMD, PBG, CPBG, insurance, warranty and LD clauses.
- Identify deviations, exclusions and commercial risks before submission.
- Ensure timely submission of tenders through client portals and e-procurement platforms.
- Maintain a tender tracker and update bid status.

E. Post-Bid Activities

- Attend technical and commercial discussions with clients and consultants.
- Prepare revised offers and negotiate project pricing.
- Support management during final price negotiations.
- Prepare final cost sheets and handover documents after order receipt.
- Analyse lost bids and maintain a database of tender rates and market pricing.

3. Required Technical Skills

- Strong knowledge of MEP systems and installation practices.
- Ability to interpret engineering drawings, BOQs, SLDs and technical specifications.
- Expertise in quantity take-off and detailed rate analysis.
- Knowledge of Indian market rates for MEP materials and installation works.
- Understanding of CPWD, NBC, IS standards and relevant project specifications.
- Knowledge of OEM makes, technical compliance and material specifications.
- Strong understanding of tendering, contract conditions and commercial evaluation.

4. Software & Tools

- MS Excel: Advanced level, including formulas, Pivot Tables and costing templates.
- AutoCAD: Drawing reading and quantity take-off.
- MS Word and PowerPoint.
- Working knowledge of ERP/tender management systems.
- Knowledge of online tendering and e-procurement portals

. Experience & Competencies

- 48 years of experience in MEP estimation, costing and bidding.
- Experience in industrial, commercial, infrastructure or data centre projects preferred.
- Ability to independently handle multiple MEP tenders.
- Good vendor coordination and negotiation skills.
- Strong analytical, commercial and problem-solving abilities.
- Valuable communication and documentation skills.
- Ability to work under tight tender submission deadlines.
