Job Purpose The Project Manager Construction is responsible for planning, executing and managing the company's construction, renovation and infrastructure development projects. This role focuses on timely project delivery, budget control, quality assurance, contractor management and site supervision.

The Project

Manager will coordinate with architects, consultants, vendors, contractors and internal departments to ensure successful development and handover of new caf and QSR outlets while maintaining approved design, technical specifications, safety standards and operational requirements.

KRA / Accountabilities

- Plan, execute and monitor construction, renovation and expansion projects from initiation to final handover.
- Prepare project schedules, execution plans, budgets and milestone timelines.
- Ensure all projects are completed within approved budgets and committed timelines.
- Conduct regular site visits to monitor construction progress, workforce productivity and quality of work.
- Supervise civil construction, flooring, tiling, painting, plumbing, electrical, carpentry and interior finishing activities.
- Ensure execution is carried out according to approved architectural drawings, technical specifications and design layouts.
- Coordinate with architects, interior designers, structural consultants, engineers and other project stakeholders.
- Identify, appoint and manage contractors, subcontractors, suppliers and service providers.
- Obtain and evaluate vendor quotations, negotiate rates and ensure cost-effective procurement within approved authority.
- Monitor project expenditure, verify contractor bills, measurements, invoices and work completion claims.
- Control material consumption,



construction wastage and unnecessary project expenses.
- Ensure quality checks at every stage of construction and arrange rectification of defective or incomplete work.
- Coordinate electrical load requirements, plumbing, drainage, ventilation, HVAC and kitchen infrastructure for new outlets.
- Ensure restaurant layouts, kitchen equipment placement, service counters, storage areas and customer seating meet operational requirements.
- Coordinate with Operations, Kitchen, Purchase, IT and other departments to ensure project readiness before outlet launch.
- Monitor contractor performance and resolve site-level technical, execution and coordination issues.
- Ensure compliance with applicable building requirements, construction safety standards and company policies.
- Maintain project documentation, drawings, work orders, quotations, bills and progress reports.
- Prepare daily, weekly and monthly project status reports for management review.
- Lead final inspection, snag-list closure and project handover to the Operations team.
- Manage multiple construction and renovation projects simultaneously, wherever required.

Construction & Site Management

Strong knowledge of civil construction, commercial building work, site execution and interior finishing.

Project Planning & Execution

Ability to prepare project schedules, monitor milestones, manage resources and deliver projects within deadlines.

Budgeting & Cost Control

Experience in project estimation, BOQ, contractor billing, material costing, budget monitoring and cost optimization.





Contractor & Vendor Management

Ability to coordinate contractors, subcontractors, architects, consultants and suppliers effectively.

Technical Knowledge

Understanding of civil, electrical, plumbing, flooring, carpentry, HVAC and commercial interior works.

Quality & Safety Management

Ability to conduct site inspections, maintain construction quality and ensure secure working practices.

Restaurant / Retail Project Execution

Understanding of commercial outlet layouts, kitchen infrastructure, utility planning and operational handover.

Systems & Reporting

Proficiency in MS Excel, project documentation, BOQ preparation and progress reporting. Knowledge of AutoCAD and project scheduling tools is preferred.

Leadership & Problem Solving

Strong coordination, negotiation, decision-making and team management skills with a hands-on approach to site execution.

Must have / Tech / Pref. Qualifications

Education & Experience:

Education

Bachelor’s Degree or Diploma in Civil Engineering. Qualification in Construction Management or Project Management will be an added advantage.

Experience

4 to 6 years of overall experience in construction, civil execution or commercial project management, preferably with experience handling multiple projects.

Technical Requirements

Practical knowledge of construction drawings, BOQ, estimation, contractor billing, civil work, electrical and plumbing coordination, and site supervision.

Preferred Industry Experience

Experience in commercial construction, restaurant and caf development, QSR outlet construction, retail stores, hotels, showrooms and hospitality infrastructure projects.
