Department: Planning / Project Management
Reporting To: Deputy General Manager (DGM) / General Manager (GM) / Vice President (VP) / Managing Director (MD)
Compensation: Offered Salary: ₹60,000 – ₹70,000 per month (Negotiable based on candidate profile)
Job Overview The Assistant General Manager (AGM) – Planning & Project Controls is responsible for driving end-to-end planning, scheduling, delay analysis, and cross-functional coordination across pre-construction, construction, and post-construction phases. Acting as a crucial operational anchor between the Head Office, site execution teams, and clients, the AGM Planning ensures baseline compliance, tracks cash flows against project progress, maintains hindrance logs, and safeguards project timelines and financial deliverables.
Key Roles & Responsibilities
1. Pre-Construction & Setup
- Contractual Terms & Baseline Alignment: Coordinate with concerned teams to fulfil all client terms and conditions following Letter of Intent (LOI) or Work Order (WO) issuance, including signing agreements, securing advance payments, and dispatching initial deliverables.
- Master Planning & Logistics: Architect master project schedules in consultation with execution teams and obtain client approvals. Finalize site logistics plans and secure client sign-off.
- Kick-off & Mobilization: Organize Kick-Off Meetings (KOM), record and circulate Minutes of Meeting (MoM), and track progress to ensure site setup, resources, and manpower are fully operational before handing off routines to site project teams.
2. Construction Phase & Project Controls
- Look-Ahead & Milestone Tracking: Prepare bi-weekly look-ahead schedules, conduct progress reviews with project managers, and monitor milestone targets against client agreements to proactively catch slippages.
- Reporting & Escalation Framework: Collect bi-weekly work-done reports and weekly forecasts from all sites. Report schedule deficits to DGM Projects and escalate critical lapses directly to HO/MD. Issue consolidated Monthly Progress Reports (MPR) to senior management and clients.
- Delay Mitigation & Hindrance Logs: Maintain detailed hindrance registers across all site locations to capture accurate delay metrics. Execute schedule recovery plans for minor delays or formulate formal time extension packages with full delay analysis to protect against Liquidated Damages (LD) and penalty clauses.
- Cash Flow & Financial Progress: Track cash flow against work done across all projects, pitching actual site execution against projected budget cash flows.
- Site Quality, Safety & Audits: Maintain secondary tracking of site safety, quality, and housekeeping alongside site-in-charges to ensure high standards and active oversight from the head office.
3. Post-Construction & Handover
- Quality & Snag Inspection:
Conduct comprehensive quality checks and snag list reviews prior to client handing over. Prepare and enforce handover checklists in coordination with project execution teams.
- Post-Mortem Analysis: Analyze variance between baseline schedules and actual execution to evaluate project performance, present historical data for future operational planning, and defend client/architect contractual discussions regarding delay/LD implications.
Key Skills & Competencies
- Planning & Scheduling Software: Hands-on expertise in MS Project (MSP), Primavera P6, Work Breakdown Structure (WBS), and Critical Path Method (CPM).
- Project Controls & Analytics: Delay Analysis, Hindrance Register Management, Liquidated Damages (LD) Mitigation, Look-Ahead Scheduling, Cash Flow vs. Work-Done Tracking, and Executive Dashboarding.
- Operations & Governance: Site Setup & Mobilization Planning, Logistics Strategy, Pre-construction Contract Compliance, Snagging/Handover Checklists, and Safety/Quality Oversight.
- Interdepartmental & Stakeholder Coordination: Multi-site PM Alignment, Minutes of Meeting (MoM) Management, Client/Architect Liaison, and HO/MD Escalation Management.
Qualifications & Experience
- Education: B.E. / B.Tech / Diploma in Civil Engineering (D.C.E) or Construction Management.
- Experience: 15–20+ years of proven experience in construction project planning, project controls, multi-site schedule management, and delay analysis within commercial, civil, or infrastructure construction sectors.
