1. ABOUT THE JOB

Lead Rustomjees business development initiatives across MMR, with responsibility for identifying, evaluating and converting new land and property opportunities including greenfield, redevelopment, JDA, JV and Development Management mandates. Own the opportunity lifecycle from sourcing and feasibility through stakeholder engagement, negotiation, approvals and closure.

2. KEY RESPONSIBILITIES

- Identify and build a pipeline of new land, redevelopment, JDA, JV and Development Management opportunities across MMR.
- Manage the business development process end-to-end, including chance screening, data collection, feasibility, commercial evaluation, internal approvals and closure.
- Represent Rustomjee with societies considering redevelopment; build trusted relationships with society members, committees and PMCs.
- Lead society engagement including identification, data gathering, proposal preparation, presentations, negotiations and documentation.
- Drive commercially viable negotiations and coordinate with Legal, Finance, Projects, Design and other stakeholders through transaction closure.
- Manage stakeholder concerns and conflicts during construction and post-construction phases while protecting relationships and company interests.




- Maintain working knowledge of UDCPR and DCPR 2034 redevelopment provisions and develop an understanding of redevelopment costs, legal considerations and development economics.
- Prepare business cases and present opportunities, commercial rationale, risks and recommendations to the Board / senior management.

3. QUALIFICATION & EXPERIENCE REQUIRED

- Engineering degree is mandatory; MBA / Masters in Business Administration or a relevant discipline preferred.
- 8+ years of relevant experience in business development, acquisitions, redevelopment or a similar role.
- Proven track record of independently managing real estate BD processes from opportunity identification to closure.
- Strong commercial understanding of real estate development and good knowledge of MMR micro-markets.
- Working knowledge of UDCPR and DCPR 2034 provisions relevant to redevelopment, with basic understanding of associated cost and legal considerations.
