Designation Vice President – Projects

KEY RESPONSIBILITIES

Strategic Project Leadership

- Provide strategic direction and hands-on leadership for all active projects across High-Rise Residential, Township, and Commercial segments.
- Develop project master plans, execution strategies, and resource deployment models aligned with business growth targets.
- Present project status, risks, and plans to the Board/CMD on a regular basis.

High-Rise & Mivan Shuttering Projects

- Lead execution of high-rise residential towers utilizing Mivan aluminium formwork/shuttering systems.
- Ensure structural quality, cycle efficiency, and labour productivity benchmarks are consistently met.
- Coordinate with Mivan system suppliers for technical support, panel planning, and issue resolution.

Township Project Management

- Oversee planning and delivery of large township projects including infrastructure, utilities, and master-planned communities.
- Manage township project phasing, land development, road networks, drainage, and common area works.
- Liaise with statutory bodies for layout approvals, completion certificates, and occupancy permits.

Commercial Project Delivery

- Drive execution of commercial real estate assets including mixed-use complexes, retail spaces, and office buildings.
- Ensure tenant fitout readiness,



MEP coordination, and handover readiness on commercial projects.

Team Management

- Build, mentor, and manage a high-performance team of Project Managers, Site Engineers, Architects, and support staff.
- Establish clear KPIs, conduct performance reviews, and foster a culture of accountability and excellence.
- Identify talent gaps and work with HR to recruit key project personnel.

Contractors & Vendor Management

- Appoint, evaluate, and manage main contractors, subcontractors, and specialist vendors.
- Negotiate contracts, manage billing certifications, and ensure contractual compliance.
- Drive cost-value engineering without compromising quality.

Budget & Financial Oversight

- Prepare and manage project budgets; monitor variance and drive cost control initiatives.
- Oversee project cash flows, payment schedules, and cost-to-complete reporting.
- Ensure projects are delivered within sanctioned budgets and flag deviations proactively.

Quality, Safety & Compliance

- Establish and enforce rigorous Quality Management Systems (QMS) across all sites.
- Implement and monitor robust Health, Safety & Setting (HSE) policies and practices.
- Ensure compliance with RERA regulations, local Punjab building bylaws, and statutory requirements.

Liaison & Stakeholder Management

- Maintain productive relationships with RERA, municipal corporations, PUDA, and other regulatory bodies.




- Manage relationships with customer committees, RWAs, and key buyers regarding project updates and handovers.
- Coordinate with Sales, Design, and Finance teams to align project delivery with commercial objectives.

QUALIFICATIONS & EXPERIENCE

Educational Qualification

- B.E. / B.Tech in Civil Engineering from a recognized university. (Mandatory)
- M.Tech (Structural / Construction Management) or MBA in Project Management / Infrastructure preferred.

Total Experience

- Minimum 18–25 years of total experience in the construction and real estate industry.
- At least 8–10 years in a senior leadership role (Project Director / VP / GM – Projects level).

Mandatory Project Experience — All Three Required

- HIGH-RISE with Mivan Shuttering: Must have independently led execution of at least 2 high-rise residential towers (G+15 and above) using Mivan aluminium formwork system.
- TOWNSHIP PROJECTS: Proven track record of managing large township projects (minimum 10 acres) from planning through possession.
- COMMERCIAL PROJECTS: Experience delivering commercial real estate — retail malls, office complexes, or mixed-use developments.

Technical Skills

- Deep knowledge of Mivan shuttering system, structural engineering, and construction sequencing.
- Proficient in project management tools: MS Project, Primavera P6, or equivalent.
- Strong understanding of MEP services, HVAC, fire-fighting systems in high-rise and commercial projects.
- Familiarity with RERA compliances, Punjab building bylaws, and PUDA regulations is highly desirable.

Geographic Preference

- Candidates currently based in Punjab, Haryana, or North India preferred.

Prior project experience in Punjab/Chandigarh tricity region will be an added advantage
