Rohaan Constructions Private Limited (RCPL) is a Chennai-based luxury real estate developer with a growing portfolio of premium residential, commercial, and hospitality assets. Our flagship project, Rohaan Bliss, is a 15+ floor luxury residential development at Vengaivasal, Medavakkam, offering 3 & 4 BHK residences from 1,725 to 2,823 sq.ft. — designed for discerning homebuyers who expect space, finish quality, and an elevated living experience. RCPL is now building its core sales leadership team to drive a high-velocity pre-launch and launch sales campaign.

ROLE OVERVIEW

The Sales Project Lead will own the complete sales lifecycle for Rohaan Bliss — from pre-launch EOI activation through channel partner mobilisation, direct customer engagement, and closure. This is a senior revenue-ownership role requiring deep knowledge of the Chennai premium residential market, a proven network of HNI buyers and channel partners, and the leadership bandwidth to build and run a high-performance sales team. The incumbent will work directly with the promoter and play a pivotal role in the commercial success of Rohaan Bliss.

KEY RESPONSIBILITIES

Sales Strategy & Revenue Ownership

▪ Own and deliver the sales revenue target for Rohaan Bliss across pre-launch, launch, and post-launch phases

▪ Design and execute the Go-To-Market plan: unit mix strategy, pricing tiers, payment plans, and launch sequencing

▪ Lead the pre-launch EOI campaign (₹1L refundable EOI → soft booking → 10% confirmed post-TNRERA registration)

▪ Monitor inventory absorption, velocity, and market pricing; recommend adjustments to management proactively

Channel Partner Management

▪ Build and manage a tiered channel partner ecosystem: Connector (1–1.5%), Associate (2–2.5%), and Anchor (3%+) partners across Chennai and key NRI corridors

▪ Organise and lead channel partner activation events, site visits,



and Founders Preview Evening

▪ Track and manage CP pipelines, brokerage payouts, and performance; enforce channel discipline

▪ Identify and onboard high-producing individual brokers and IPC firms in Medavakkam, OMR, Perumbakkam, and broader South Chennai markets

Direct Sales & HNI Engagement

▪ Personally engage and close HNI buyers — doctors, IT senior professionals, CAs, NRI investors, and business families

▪ Build and work a structured database of prospects across buyer personas; conduct targeted outreach via referral networks, corporate tie-ups, and NRI desks

▪ Lead site visits, apartment presentations, and negotiation discussions with senior buyers

▪ Manage the full cycle from inquiry to EOI to booking to agreement coordination

Team Leadership & CRM

▪ Recruit, induct, and manage a team of Sales Executives and Relationship Managers at the sales office

▪ Set individual targets, review pipelines daily, and drive team performance through structured coaching

▪ Implement and enforce CRM discipline: lead logging, follow-up cadence, pipeline hygiene, and conversion reporting

▪ Provide weekly sales MIS reports to senior management — leads, site visits, EOIs, bookings, and revenue booked

Marketing & Events Collaboration

▪ Work with the marketing team on digital campaigns, lead generation funnels, WhatsApp marketing, and influencer/ambassador strategy

▪ Coordinate the Founders Preview Evening and other pre-launch investor and buyer events

▪ Provide field intelligence on competitive projects, pricing shifts, and buyer sentiment to sharpen marketing messaging

▪ Manage walk-in experience at the sales office; ensure brand standards are consistently delivered

Post-Booking & Customer Experience

▪ Coordinate with legal and CRM teams on timely documentation, agreement execution, and demand-letter collections

▪ Ensure smooth customer journey post-booking — managing escalations, construction updates, and possession milestones





▪ Drive referral sales from existing buyers through proactive relationship management

QUALIFICATIONS & EXPERIENCE

▪ Graduate in any discipline; MBA / PG in Marketing or Real Estate Management preferred

▪ 15 – 20 years of experience in real estate sales, with a minimum of 8 – 10 years in premium or luxury residential projects in Chennai

▪ Demonstrated track record of closing high-value residential transactions (₹1 Cr+ ticket size) at consistent volume

▪ Deep-rooted network of channel partners, HNI buyers, NRI investors, and IPC firms in the Chennai market

▪ Strong understanding of TNRERA compliances, sale agreement structures, and collection milestone norms

▪ Experience managing a sales team of 5 or more direct reports

▪ Proficient in CRM tools; familiar with digital lead generation and WhatsApp-based sales workflows
