Job Description
We are seeking an experienced Procurement Manager to create and implement innovative, cost-effective, and adaptable regional procurement strategies for luxury residential interior projects. This role involves devising and executing effective procurement and sourcing strategies, identifying profitable suppliers, and establishing strong procurement partnerships.
Key Responsibilities:
- Develop and implement regional procurement strategies that are innovative, cost-effective, and adaptable to industry complexities.
- Devise and execute effective procurement and sourcing strategies specifically for luxury residential interior projects.
- Identify and explore profitable suppliers and initiate strong procurement partnerships.
- Build and maintain robust, long-term relationships with vendors, contractors, and key suppliers.
- Prepare Block Estimates for all projects.
- Prepare Bills of Quantities (BOQs) and secure necessary approvals from all stakeholders.
- Solicit quotations and proposals based on approved BOQs and specifications.
- Compare proposals considering pricing, specifications, technical suitability, timelines, and quality standards.
- Conduct techno-commercial negotiations with vendors to optimize costs while maintaining quality.
- Review contract specifications, terms, and commercial conditions.
- Assist in vendor evaluation and finalization.
- Coordinate with vendors to ensure timely production, dispatch, and delivery of materials.
- Manage Enterprise Resource Planning (ERP) systems and procurement tracking systems for shipment tracking, inventory monitoring, and material supply management.
- Lead transformational initiatives to enhance procurement organizational capabilities and improve efficiency.
- Standardize BOQs, rates, procurement processes, and vendor comparison systems.
- Monitor and manage the complete process for all Work Orders (WO) and Purchase Orders (PO).
- Approve Work Orders and Purchase Orders through the ERP module or as per company processes.
- Conduct regular site visits to verify material and execution alignment with approved BOQs, drawings, and specifications.
- Review, verify, and approve contractor/vendor bills and supporting documents.
- Maintain comprehensive procurement, vendor, billing, and project records within the ERP system.
- Coordinate closely with design, execution, operations, finance, and project teams throughout the project lifecycle.
- Support operations teams during the entire project execution phase.
- Manage post-contract activities, including amendments, variation orders, additional line items, revised BOQs, and scope changes.
- Handle amendments and revisions of Work Orders and Purchase Orders as required.

- Hardware
- Lighting fixtures

- Kitchens
- Wardrobes
- Other interior fit-out materials
- Ensure proper material reconciliation, inventory tracking, and vendor payment coordination during project execution.
- Maintain strong coordination between vendors, site teams, designers, and accounts teams for smooth project execution and timely deliveries.
Qualifications & Experience
- Bachelor’s Degree in Commerce, Supply Chain, Engineering, Interior Design, Architecture, or a related field.
- MBA in Operations or Supply Chain Management is preferred for senior profiles.
- Candidates with substantial procurement experience in luxury residential interiors will be prioritized over purely academic qualifications.
- Minimum 10 years of relevant procurement experience, preferably in luxury residential interior projects.

- Turnkey Project Procurement (HVAC / MEP / Firefighting experience is a plus)
