Role & responsibilities
Zen Real Estates is building a dedicated hospitality asset transactions desk to originate, structure and close sale-purchase mandates for hotel properties operating hotels, distressed hotel assets, greenfield hospitality land parcels, and branded hotel developments. This role owns the full transaction lifecycle: deal sourcing, seller/buyer representation, valuation positioning, due diligence coordination, negotiation, and closing. The incumbent will be the primary client-facing specialist for hotel owners, promoters, family offices, private equity/AIF investors, hotel operating companies, and institutional buyers, and will represent Zen Real Estates in high-value, high-visibility transactions where presentation quality and communication precision are non-negotiable.
Key Responsibilities
Deal Origination & Client Representation
- Build and maintain a proprietary pipeline of hotel assets for sale across leisure, business, and branded-budget segments, sourced through owner networks, hospitality brokers, operator relationships (Marriott, IHG, Hyatt, Accor, ITC, Taj/IHCL, Radisson, Lemon Tree, etc.), and direct promoter outreach.
- Act as mandated seller or buyer representative secure exclusive sale mandates from hotel owners and represent institutional/HNI/family office buyers on acquisition searches.
- Originate off-market opportunities through relationships with hotel promoters, NBFC/ARC asset resolution teams (for stressed hotel assets), and hospitality-focused investment bankers.
Valuation, Structuring & Due Diligence
- Coordinate technical, legal, financial and title due diligence with external counsel, chartered valuers, and hospitality consultants; flag land title, FSI/zoning, liquor licensing, tourism department approvals, and statutory clearance risks early.
- Evaluate and advise on deal structure outright asset sale, sale with leaseback, management contract transfer/novation, or brand affiliation continuity (existing Hotel Management Agreement transfer vs. termination).
- Coordinate with lenders/financial institutions on charge/mortgage release where the asset is leveraged.
Negotiation & Closing
- Lead commercial negotiations between buyer and seller, manage term sheet to definitive agreement progression (SPA/BTA), and coordinate with legal teams on documentation.
- Manage closing logistics conditions precedent tracking, escrow coordination, regulatory filings, and handover/transition planning with incoming operator or owner.
- Maintain transaction confidentiality and manage sensitive promoter/family negotiations with discretion appropriate to high-net-worth and institutional counterparties.
Group & Stakeholder Interface
- Report deal pipeline, conversion status, and revenue forecasts to the Zen Real Estates Business Head on a defined cadence; escalate high-value or high-risk transactions to the Group CEO's office.
- Coordinate with INFOTEK Solutions for digital collateral, virtual data room setup, and buyer-side marketing of listed hotel assets.
- Represent Zen Real Estates at hospitality investment forums, industry conferences (HICSA, HAI, FHRAI events) and broker networks to build the group's standing in hospitality real estate.
Preferred candidate profile
Required Qualifications & Experience
- Bachelor's degree required; MBA, hospitality management degree (IHM/hotel management background), or real estate/finance postgraduate qualification strongly preferred.
- Approximately 10 years total real estate transaction experience, with a demonstrated track record of having closed hotel/hospitality asset sale-purchase deals — candidate must be able to cite specific closed transactions (asset type,
deal size, counterparties, role played).
- Working knowledge of hotel valuation methodology (EBITDA multiples, DCF, comparable transaction analysis), hotel operating economics (RevPAR, ADR, GOP flow-through), and Hotel Management Agreement structures.
- Existing relationships with hotel promoters, hospitality-focused PE/AIF funds, family offices, and at least one major hotel operating company preferred.
- Familiarity with the regulatory and licensing landscape governing hotel real estate transactions in India — land title and conversion, FSI/zoning, tourism department classification, liquor licensing, fire and building approvals.
- Prior experience at a real estate investment sales firm, hospitality consulting practice (e.g., HVS, JLL Hotels, C&W; Hospitality, Horwath), hotel operating company development team, or a family office/PE fund with hospitality asset exposure will be viewed favourably.
Skills & Personal Attributes
- Presentable and polished in appearance and demeanour — this role represents Zen Real Estates and the Group CEO's office in front of promoters, institutional investors, and hotel brand leadership.
- Excellent verbal and written English communication — able to draft investment memoranda, negotiate directly with CXO-level counterparties, and present confidently in boardroom settings without support.
- Robust commercial acumen and negotiation skill; comfortable holding position in high-value, high-pressure negotiations.
- High discretion and integrity given exposure to confidential financial and ownership information.
- Self-driven originator — comfortable building a pipeline from a standing start rather than working only assigned leads.
- Proficiency in Excel-based valuation modelling and PowerPoint-level presentation development; comfortable working with data rooms and CRM pipeline tools.
- Willingness to travel extensively across India for site visits, negotiations, and closings.
