Role Objective

To lead end-to-end programme management for major corporate, commercial and mixed-use assets by integrating , construction delivery, project execution at multiple sites, statutory compliance and stakeholder governance into one accountable leadership role.

Position Summary

- This role will serve as the program manager for the complete execution lifecycle of the Groups new projects.
- Drive project execution risk mitigation and end-to-end lifecycle oversight from inception to closure.
- Ensure timely delivery, premium construction quality, safety compliance and strict adherence to approved designs and international standards across civil, MEP, faade and interior base-build scopes.
- Aid commercial planning, cost control, contract administration, tendering, negotiations, billing, variations, claims and final account closure.

Key Purpose of the Role

- Ensure timely, safe and quality execution of projects with correct guidance to onsite project managers through initial hand-holding followed by periodic inspection and guidance.

Job Description

1. Construction Delivery & Site Execution

a) Coordinate with architects and consultants.

b) Provide leadership across civil, structural, faade, MEP, interiors and fit-out enabling works to ensure synchronized execution and site readiness.

c) Oversee installation, testing, commissioning, defect liability obligations and final handover of all project systems and spaces.

d) Manage change / variation control during execution and ensure corrective action on delays, quality gaps, safety concerns and interface issues.

Ensure seamless integration between base-build works and end-user / tenant / internal department requirements.

f) Aid commercial head in project-specific procurement strategies aligned to budget, technical specifications, delivery milestones and business priorities. Help commercial team to design special conditions of the tenders/contracts.

g) Aid contractor and vendor prequalification, tendering, BOQ reviews, techno-commercial evaluation, negotiations, award recommendations, LOIs, work orders and contract amendments.

h) Aid coordination with cost consultant/ principal consultant for preparation and issue of tender packages.

i) Coordinate closely with finance, Commercial, legal and user teams on contractual compliance, scope alignment, claims management, documentation and audit readiness for projects assigned.

2. Quality, Safety, Compliance & Sustainability

a) Implement robust QA/QC systems and enforce premium delivery standards in structure, finishes, MEP systems, faade interfaces and common areas.

b) Ensure strict safety management and zero-incident culture across consultants, contractors, vendors and project sites.

c) Lead statutory approvals, liaison and compliance with local authorities, town planning, fire, aviation, workplace and other regulatory bodies as applicable.

d) Implement sustainability, ESG, LEED, WELL, green building and performance benchmarks into project execution strategies.

Ensure all projects remain compliant with contractual, company policy and statutory requirements, including documentation needed for certification and occupancy.

3. Stakeholder, Team & Governance Leadership

a) Head and lead cross-functional teams of internal professionals, consultants and project partners with direct reporting to senior management / promoters.

b) Establish KRAs for self and project managers, governance reviews, MIS dashboards, procurement status reports, cost reports and risk registers for transparent decision making.

c) Coordinate with business, admin, finance, legal, leasing, operations and external partners to align project outcomes with business goals.

d) Present to Management the progress of execution of projects with shortfalls, snags and mitigating measures to aid in Executive decision making

4. Key Performance Indicators

- On-time completion of projects, milestones and handovers.
- Budget adherence and cost variance control.
- Quality benchmarks achieved with minimal defects, rework and claims.
- Compliance with safety, statutory and sustainability requirements.
- Stakeholder satisfaction and business alignment across the development lifecycle.

5. Must Haves (immediate rejection criteria).

a. Should have handled a project of semi-high rise from start to finish as a PM in last six years.

b. Should have Supervised two or more projects with subordinate Project Managers in a company for over two years.

c. Should have direct reports to promoters or Business Head.

d. Ready to relocate to Bhopal.

e. Ready to travel to project locations with average dwell time of 10-15 days per month.
