Job Description:

We have an urgent opening for the position of Contracts Manager for one of our reputed builder clients in Borivali (W), Mumbai.

Key Responsibilities:

1. Preparation:

- Create standardized Work-Order templates for project activities, including surveys, civil works, MEP installations, landscaping, and more.
- Templates should outline legal conditions, scope, deliverables, and commercial terms.
- Develop Terms of Appointment for skilled services (e.g., architects, consultants) and maintain updated reference documents for materials, labor, and services.
- Enhance vendor development by assessing project requirements, creating pre-qualification procedures, and maintaining an Approved Vendor List.

2. Planning Phase:

- Prepare project budgets and Work Order Plans aligned with construction schedules.
- Gather necessary project data, analyze contracts, and verify contractor capabilities.
- Develop Rate Analysis templates and conduct value engineering to optimize costs.
- Compile comprehensive tender documents, ensuring clarity in project specifications and conditions.

3. Procurement Phase:

- Implement Work Order Plans and manage tender processes, ensuring comprehensive BOQs and approved bidder lists.
- Analyze bids and assist in contractor selection, drafting agreements,



and issuing Work Orders post-approval.

4. Construction Phase:

- Monitor contractor mobilization and compliance with contractual obligations.
- Track project progress, verify invoices, and ensure timely payments to contractors and subcontractors.
- Prepare and manage amendments and provide regular updates on project status.

5. Closure Phase:

- Verify completion bills and ensure all contractual obligations are fulfilled before final payments.
- Conduct contractor performance evaluations and manage warranties and AMCs during the Defects Liability Period.

Reports to: Construction Manager

Candidate profile:

- Educational Qualification: BE / B. Tech. – Civil Engineering from a recognized University. Post Graduate specialization in Contract Management.
- Hands-on experience of 12 to 15 years in the field of real estate residential/commercial high-rise construction, in Mumbai, in Contracting and Contract Administration.
- Flair for vendor management, rate analysis and cost control.
- Excellent command over technical language in expressing appropriate legal and other terms of contracts.
- Adept at negotiations and contractual correspondence.
- Excellent communication skills, written and verbal.
