About Us

L'empire Builders & Interiors is a leading construction and interior solutions company specializing in premium residential villas, luxury homes, apartments, and turnkey construction projects across Kerala. We are looking for an experienced Quantity Surveyor with strong expertise in residential construction to manage project costs, BOQs, billing, procurement coordination, and cost control throughout the project lifecycle.

Key Responsibilities

- Prepare detailed Bills of Quantities (BOQ) based on architectural, structural, and MEP drawings.
- Estimate material, labour, equipment, and subcontractor costs for residential construction projects.
- Prepare project cost estimates, budgets, and tender documents.
- Review drawings and specifications to ensure accurate quantity take-offs.
- Verify contractor and subcontractor bills, measurements, and payment certifications.
- Prepare and monitor project budgets, cash flow forecasts, and cost reports.
- Track material consumption and identify cost-saving opportunities without compromising quality.
- Evaluate variation orders and prepare revised cost estimates.
- Coordinate with architects, structural consultants, site engineers, procurement teams, and project managers.
- Assist the procurement team by preparing material quantity requirements and technical comparisons.
- Monitor project progress against budgets and report cost deviations.
- Ensure compliance with project specifications, contracts, and company standards.
- Conduct regular site visits for quantity verification and progress assessments.
- Maintain accurate project documentation related to measurements, billing, and contracts.
- Support tendering, contract administration, and final account settlements.

Required Skills

- Strong knowledge of quantity surveying principles and construction costing.
- Excellent understanding of residential construction methods and materials.




- Expertise in quantity take-offs from architectural, structural, and MEP drawings.
- Experience preparing BOQs, estimates, tender documents, and rate analysis.
- Strong knowledge of billing, subcontractor management, and cost control.
- Proficiency in AutoCAD for reading drawings.
- Working knowledge of MS Excel (advanced), MS Office, and estimation software.
- Ability to prepare detailed project budgets and monitor cost performance.
- Strong analytical, negotiation, and communication skills.
- Ability to manage multiple residential projects simultaneously.

Qualifications

- Bachelor's Degree or Diploma in Civil Engineering, Quantity Surveying, or a related field.
- 4–8 years of experience as a Quantity Surveyor, preferably in residential construction.
- Experience in villas, independent houses, apartments, or luxury residential developments is highly preferred.

Preferred Candidate

- Experience handling turnkey residential construction projects.
- Strong understanding of local construction practices, material pricing, and vendor management.
- Ability to work independently and meet project deadlines.
- Immediate joiners will be given preference.
