Role Overview:
The Lead – Quantity Surveying & Billing is responsible for leading and managing all quantity surveying, billing, cost control, and commercial activities across multiple Design & Build projects. The role ensures accurate quantity estimation, contractor bill certification, cost monitoring, budget control, reconciliation, and techno-commercial project closure while coordinating with clients, consultants, vendors, and internal stakeholders. This is a hands-on leadership role, requiring the incumbent to function both as an individual contributor by actively handling key commercial deliverables and as a people leader responsible for managing, mentoring, and developing the QS & Billing team. Proven experience in leading teams, driving performance, and ensuring timely project commercial deliverables is essential.

Roles and Responsibilities:
 Responsible for timely Bill certification of Contractors for MEP & civil/interiors packages.
 Responsible for Preparation of Cost Plan/ Budgetary Report & Forecasting.
 Responsible for Preparation of Rate Analysis for Non tendering items of MEP &
civil/interior packages based on tender detailed drawings and GFC drawings.
 Review and checking of Quantity Variation Statement vs GFC of various packages.
 Quantification and measurement from drawings for MEP & civil/interior packages
from AutoCAD drawings.
 Developing and monitoring the implementation of QS Procedures.
 Preparing Reconciliation of Materials.
 Bill and Cost Tracker Preparation.
 Indicating drawing for measurement certification.
 On Site Physical Quantity verification/measurement verification.
 Study of GFC drawings,



BOQ and Specification.
 Coordination with Architect, Client, Consultant, Vendors and internal as and when required.
 Meeting with vendors, Client, Consultant etc.

 Taking Actual Site Measurement for preparation of RA bills.
 Quantity Analysis from GFC Drawing as per packages.
 Preparing Invoicing of Bills as per certified RA.
 Involvement in Checking the Contactor Bill Qty.
 Certification of RA bills with consultant/client or internal team.
 Basic knowledge on Materials for various packages.
 Preparing Handing over Document for the Techno Commercial Closure of the Projects.
 Managing internal team.
 Coordination with Internal & External Team.
 Confidentiality

Qualifications:
 5 to 8 years of relevant experience
 MBA from NICMAR / RICS preferred
 Graduate in Civil Engineering / Interior Designing / Architecture
 MEP and Civil QS background needed
 Prior experience working in Design and Build fit out industry
 Proven experience in Interior Fit-Out, Design & Build, Construction, or Turnkey Contracting
organizations
 Experience handling projects ranging from ₹5 Cr to ₹100+ Cr
 Robust exposure to Corporate Interiors, Commercial Offices, Hospitality, Retail Fit-Outs, and
Design & Build projects
 PMP, RICS, or equivalent professional certifications will be an added advantage

Preferred Skills:
 Able to lead the team of experienced / unexperienced (trainees) people. Also good ad IC role
 Proficient in using software’s like AutoCAD, MS Office (Advance)
 PMP, RICS, or equivalent professional certifications will be an added advantage
