Mother Dairy, Kurla (Dharavi Redevelopment) Project where the client is Adani (through the Dharavi Redevelopment SPV) and the consultant is PMC (Project Management Consultant) , the PMC's scope of work typically covers end-to-end project management, design review, construction supervision, quality assurance, cost control, and project close-out. The Kurla Mother Dairy land is being developed primarily for rehabilitation housing and associated infrastructure as part of the larger Dharavi Redevelopment Project.
- Lead the Planning and Project Controls function for the project from mobilization to project completion.
- Develop, review, and maintain the Integrated Master Schedule using Primavera P6, incorporating engineering, procurement, construction, testing, and handover activities.
- Establish project baselines, milestones, work breakdown structures (WBS), and coding structures.
- Monitor overall project progress against approved schedules and identify schedule variances and critical path activities.
- Prepare recovery schedules and recommend mitigation measures to minimize delays.
- Coordinate with the Client, Design Consultants, Contractors, and PMC team to ensure alignment of project schedules.
- Review and approve contractors' baseline programmes, revised schedules, catch-up programmes, and resource-loaded schedules.
- Perform Critical Path Method (CPM) analysis, float analysis, and schedule risk assessments.
- Prepare daily, weekly, and monthly progress reports, executive dashboards, and management presentations.
- Develop and monitor Key Performance Indicators (KPIs) for project performance.
- Monitor engineering, procurement, construction, and commissioning progress against project milestones.
- Review contractors' manpower deployment, equipment utilization, and productivity to ensure alignment with project requirements.
- Support project budgeting, cost forecasting, earned value management (EVM),
and project performance reporting.
- Coordinate with the Cost Control, Contracts, QA/QC, HSE, Design, and Construction teams to ensure integrated project controls.
- Evaluate Extension of Time (EOT) claims through schedule impact analysis and delay analysis.
- Conduct delay analysis using recognized techniques such as Time Impact Analysis (TIA), Window Analysis, or As-Planned vs As-Built methodology.
- Review contractors' monthly progress reports, invoices, and supporting schedule documentation.
- Monitor procurement schedules for long-lead materials and critical equipment.
- Identify project risks affecting schedule performance and develop mitigation and contingency plans.
- Ensure compliance with project planning procedures, contract requirements, and client reporting standards.
- Lead planning and progress review meetings with stakeholders and present project performance updates.
- Coordinate with BIM and engineering teams for integrated planning where applicable.
- Ensure timely preparation of look-ahead schedules (2-week, 4-week, and 12-week) for effective site execution.
- Maintain project planning documentation, schedule revisions, progress records, and project control registers.
- Mentor and supervise Planning Engineers and Project Controls Engineers within the PMC team.
- Ensure compliance with applicable project specifications, industry best practices, and relevant Indian Standards.
- Support project commissioning, handover planning, and project close-out activities.
Qualification : Bachelor's Degree in Civil Engineering
Experience : Minimum 15 years of post-degree experience in planning and project controls for large-scale building, mixed-use, township, or infrastructure projects, with at least 5 years in a lead role.
