Role Objective
To manage the mechanical design, coordination, and integration of HVAC, Firefighting, and Plumbing systems for luxury interior fit-outs (Clubhouses, Sales Galleries, Show Flats, and Banquets). This role requires a high degree of agility to align complex engineering services with frequently evolving high-end architectural ceiling and floor plans.
Key Responsibilities
1. Design & Technical Coordination
- HVAC Specialization: Design and review systems including VRV/VRF, Ductable units, and Treated Fresh Air (TFA) systems tailored for luxury spaces.
- Ducting Design: Perform frequent ducting revisions and static pressure calculations to adapt to changing false ceiling heights and ID aesthetic requirements.
- Load Calculations: Conduct precise heat load calculations and equipment selection for diverse areas such as high-occupancy banquets, gyms, and expansive sales galleries.
- Life Safety & PHE: Coordinate sprinkler layouts and Fire-Fighting systems to ensure NBC compliance while maintaining the visual integrity of the interior design.
- Drawings Management: Review and update MEP coordination drawings (BIM/AutoCAD) in real-time as ID layouts evolve to prevent onsite clashes.
2. Fit-out Management & Site Readiness
- Retail/Residential Interface: Manage the fit-out process for retail brands or high-end residential units, coordinating with Handover & Property Management (HPM) teams.
- Design Validation: Review tenant/brand MEP drawings against base-building design,
site typology, and utility capacities; provide technical approvals or corrective feedback.
- Site Synergy: Ensure interior spaces are "service-ready" by coordinating closely with architects and finishes teams before the commencement of high-end ID works.
3. Execution Oversight & Handover
- Quality Audit: Monitor onsite execution to ensure strict adherence to approved design plans and conduct final inspections for fit-out completion.
- Snagging & Transitions: Lead the MEP snagging and de-snagging process for key common areas and amenities, ensuring all points are closed for a seamless handover from Projects to the HPM team.
Candidate Profile
- Qualification: BE / B.Tech in Mechanical Engineering.
- Experience: 812 years of experience in MEP design and coordination.
- Industry Background: Must have worked with reputed PMCs, International Design Firms, or Tier-1 Real Estate Developers. Experience in Luxury Hospitality or High-end Retail is highly preferred.
- Technical Proficiency: Expertise in AutoCAD is mandatory.
- Working knowledge of BIM/Revit is a significant advantage.
- Solid understanding of ASHRAE, ISHRAE, and NBC standards.
- Soft Skills: Must be highly adaptable to rapid design changes, possess a "solution-oriented" mindset for architectural constraints, and have excellent stakeholder management skills.
