Job Description - AGM - Projects ( External Development)

Job Purpose

The Assistant General Manager External Development is responsible for planning, executing, and delivering all external development works for residential apartment projects through in-house execution teams. The role ensures that all external infrastructure and amenities outside the residential towers are completed to the highest standards of quality, safety, and aesthetics while meeting project timelines and budgets.

Key Responsibilities

Planning & Execution

- Lead the planning and execution of all external development activities from concept through project handover.
- Prepare detailed execution plans aligned with the overall construction schedule.
- Ensure timely completion of all external works to support customer possession and project handover.

External Development Scope

Oversee the development of

- Main entrance and exit plazas
- Internal roads and driveways
- Boundary walls and entrance gates
- Footpaths and pedestrian walkways
- Landscaping, gardens, and green spaces
- Children's play areas
- Parks and recreational zones
- Clubhouse surroundings and outdoor amenities
- Surface parking and circulation areas
- Hardscape works, paving, and external finishes
- Storm water drainage systems
- Water supply and sewer networks
- Rainwater harvesting systems
- External electrical infrastructure and street lighting
- Utility corridors and external service networks
- Signage, wayfinding, and aesthetic features

In-House Team Leadership

- Lead, supervise, and develop in-house civil engineers, site engineers, supervisors, foremen, surveyors, and skilled workmen.
- Allocate manpower, equipment, and resources to maximize productivity.
- Monitor daily progress and resolve execution challenges promptly.
- Foster a culture of accountability, teamwork, and continuous improvement.

Resource & Equipment Management





- Plan and optimize the deployment of in-house manpower, machinery, and construction equipment.
- Coordinate with Procurement and Stores to ensure timely availability of materials.
- Monitor material consumption and minimize wastage.

Quality & Safety

- Ensure all external development works meet company quality standards and approved specifications.
- Conduct regular site inspections and implement corrective actions where necessary.
- Promote compliance with safety policies and statutory regulations across all work areas.

Cross-Functional Coordination

- Coordinate closely with Architecture, Structural, MEP, Planning, Procurement, QA/QC, Safety, and Project Management teams.
- Ensure seamless integration of external development with the construction of residential towers and common amenities.

Budget & Cost Control

- Monitor project costs and resource utilization.
- Improve productivity through effective planning and execution.
- Control material usage and reduce rework and wastage.

Project Monitoring & Reporting

- Review progress against project milestones.
- Prepare periodic MIS reports and present project updates to senior management.
- Identify risks, resolve bottlenecks, and ensure timely project delivery.

Desired Candidate Profile

Education

- Bachelor's Degree in Civil Engineering (Mandatory)
- Master's Degree in Construction Management/Project Management (Preferred)

Experience

- 1520 years of experience in residential real estate construction.
- At least 8–10 years leading external development for large apartment or township projects.
- Demonstrated experience managing projects through in-house execution teams.
