Location: Gurugram, Haryana, with regular field travel across Delhi NCR
Employment Type: Full-Time
Annual CTC: ₹3.60 lakh to ₹5.00 lakh, based on experience, capability and assessment performance
Role Purpose
LANDVISTA is hiring a disciplined and field-oriented Field Intelligence & Due Diligence Analyst to conduct structured territorial research, site-level verification, field observation, source intelligence, evidence collection and due-diligence support across assigned villages, sectors, zones and development corridors.
Key Responsibilities
Conduct approved field visits and territorial assessments
Record land location, access routes, surrounding conditions and visible boundaries
Observe infrastructure, development activity, current use, occupation and physical-possession indicators
Identify visible encroachment signals, environmental concerns and safety risks
Capture GPS-tagged and time-stamped photographs, videos and field evidence
Maintain evidence traceability and chain-of-custody records
Identify and classify local sources, apparent owners, representatives and intermediaries
Record preliminary willingness and asking-price signals as unverified intelligence
Cross-check material information through source triangulation
Identify contradictions, unresolved conflicts and field-versus-record differences
Prepare structured field, source, due-diligence and territorial intelligence reports
Maintain accurate CRM, assignment, evidence and verification records
Escalate conflicts, suspicious claims,
safety concerns and governance exceptions
Field Due Diligence Support
Conduct structured site-level verification of:
land location;
physical and lawful access;
visible boundary conditions;
physical-possession indicators;
current use and occupation;
visible encroachment signals;
surrounding development;
infrastructure availability;
environmental and safety concerns;
local stakeholder inputs; and visible inconsistencies or conflicting claims.
The analyst must capture GPS-tagged and time-stamped evidence, maintain chain of custody, record unresolved conflicts and submit all findings for independent legal, technical, territorial and governance review.
Required Skills
Strong field observation and geographic orientation
Positive documentation and report-writing ability
Ability to distinguish fact, observation, claim, opinion and rumour
Basic understanding of site-level due-diligence processes
Comfort with maps, GPS, mobile applications, CRM and digital forms
Ability to capture and maintain reliable evidence records
High integrity, confidentiality and evidence discipline
Ability and willingness to travel regularly
Working proficiency in Hindi and functional English
Preferred Background
Bachelor’s degree in Geography, GIS, Urban Planning, Civil Engineering,
Infrastructure, Real Estate, Public Policy, Rural Development, Business Administration or a related field.
Candidates with relevant experience in field research, site inspection, mapping, infrastructure assessment, land research, survey support or field verification may also apply.
Important Role and Reliance Boundary
This is an institutional field intelligence, verification and due-diligence support role.
It is not a brokerage, sales, property marketing, negotiation, buyer-seller introduction or transaction-facilitation position.
The Field Intelligence & Due Diligence Analyst must not certify or independently conclude:
title;
ownership;
legal validity;
land-use legality;
valuation;
investment suitability;
transaction readiness;
seller authority;
regulatory approval; or commercial acceptability.
All findings and conclusions remain subject to independent legal, technical, territorial, financial and governance review and authorised approval.
No brokerage, commission, referral fee, success fee or transaction-linked compensation forms part of this role.
