. 1.Overall Residential Operations

Manage day-to-day operations of the residential society.

Ensure smooth functioning of all facility services for residents.

2. Soft Services Management

Supervise housekeeping, cleaning, waste management, pest control, security, and landscaping.

Ensure cleanliness, hygiene, and safety across the premises.

3. Technical Services Management

Oversee maintenance of electrical, plumbing, water supply, sewage, STP/WTP, lifts, DG sets, and fire safety systems.

Plan and execute preventive and breakdown maintenance.

4. Resident Coordination & Support

Act as the primary point of contact for residents.

Handle complaints, service requests, and escalations professionally.

5. Vendor & Contractor Management

Manage vendors, service contracts, and AMCs.

Monitor service quality, attendance, and billing.

6. Statutory Compliance & Safety

Ensure compliance with fire safety norms, electrical safety, lift inspections, and local authority regulations.

Conduct safety audits and mock drills.





7. Budgeting & Cost Control

Prepare and manage facility and maintenance budgets.

Control operational costs and optimize resource usage.

8. Team Management

Supervise supervisors, technicians, housekeeping, and security staff.

Manage duty rosters, leave, and performance.

9. Emergency & Crisis Management

Handle emergencies like power failure, water shortage, fire, flooding, or medical emergencies.

Coordinate with local authorities and emergency services.

10. Asset & Inventory Management

Maintain asset registers and inventory records.

Plan repairs, replacements, and upgrades.

11. Documentation & Reporting

Maintain logbooks, checklists, SOPs, and MIS reports.

Submit regular reports to management committee or RWA.

12. Community & Quality Management

Support society events and community activities.

Ensure high service standards and resident satisfaction.
