Key Responsibilities

HVAC Operations

- Operate, monitor, and maintain HVAC systems including AHUs, FCUs, Chillers, VRV/VRF systems, Package Units, DX Units, and Ventilation Systems.
- Carry out daily inspections of HVAC equipment and ensure effective functioning.
- Monitor temperature and humidity levels across office spaces.
- Perform preventive and predictive maintenance as per the maintenance schedule.
- Attend HVAC breakdowns and ensure minimum downtime.
- Coordinate with OEMs and external vendors for major repairs and Annual Maintenance Contracts (AMCs).

Facility Maintenance

- Monitor all Mechanical, Electrical, and Plumbing (MEP) services.
- Ensure smooth functioning of DG sets, UPS systems, Electrical Panels, Water Pumps, and STP/WTP systems.
- Maintain equipment history, maintenance logs, and service records.
- Conduct routine inspections of technical assets and prepare condition reports.

Vendor Management

- Supervise HVAC contractors and technical vendors.
- Verify work completion and ensure adherence to service-level agreements (SLAs).
- Track AMC schedules and vendor performance.




- Ensure timely closure of technical service requests.

Energy Management

- Monitor utility consumption.
- Identify energy-saving opportunities.
- Recommend initiatives for improving HVAC efficiency and reducing operational costs.

Safety & Compliance

- Ensure compliance with Fire & Life Safety standards.
- Conduct periodic safety inspections.
- Maintain statutory records related to HVAC systems.
- Follow company SOPs and EHS guidelines.
- Participate in emergency response activities.

Client & Operations Support

- Respond promptly to client technical complaints.
- Resolve HVAC-related service requests within defined TAT.
- Coordinate with Operations and Community teams during maintenance activities.
- Maintain high client satisfaction through timely issue resolution.

Documentation & Reporting

- Prepare Daily Technical Reports.
- Update Preventive Maintenance Checklists.
- Maintain Asset Registers.
- Track Equipment Downtime Reports.
- Submit Monthly Maintenance Reports.
- Maintain Incident and Breakdown Logs.
