Role Summary

The Property Finance Analyst is responsible for supporting the financial and operational management of clients' property portfolio, including lease administration, occupancy cost management, network planning support, property reporting, commercial analysis and business partnering activities. The role provides financial insights and operational support to enable effective management of the store network, property investments and leasehold portfolio while ensuring accurate reporting, governance and stakeholder engagement. Based on the clients Property Finance scope, the role supports lease management, network planning and administration, and ad-hoc reporting and business partnering activities.

Key Responsibilities

Lease Management

- Support end-to-end administration of the lease portfolio.
- Maintain lease records and track critical lease dates including renewals, expiries and market rent reviews.
- Assist with lease reviews, validations and compliance activities.
- Perform occupancy cost analysis and reporting.
- Support landlord correspondence and information requests.
- Assist in management of outgoings reconciliations and related analysis.




- Monitor lease obligations and support optimisation opportunities across the property portfolio.

Network Planning & Administration

- Support store opening, replacement, relocation and closure programmes.
- Maintain network planning data and portfolio trackers.
- Assist with analysis of store network performance and competitor network information.
- Coordinate reporting requirements associated with network planning activities.
- Support administration and tracking of property initiatives across regions and formats.

Property Reporting & Analysis

- Prepare recurring and ad-hoc property performance reports.
- Analyse occupancy costs, rental expenses, outgoings and property-related expenditure.
- Support benchmarking analysis across regions, stores and landlord portfolios.
- Develop management information and reporting packs for stakeholders.
- Assist in identifying trends, risks and optimisation opportunities across the property portfolio.

Development Feasibility Support

- Support financial analysis for property-related initiatives and investments.
- Assist with preparation of development and feasibility assessments.
- Provide supporting analysis for lease negotiations, renewals and property decisions.
- Support property investment evaluations and business cases where required.
- Work closely with Property Finance, Capital Management and business stakeholders to provide analysis and insights.

Business Partnering & Commercial Support

- Partner with Property Finance stakeholders to address reporting and analysis requirements.
- Support preparation of financial insights for strategic decision-making.
- Assist with scenario modelling and commercial evaluations.
- Provide analysis supporting landlord negotiations, network strategy and property initiatives.
- Contribute to KPI development, monitoring and reporting activities.
- Support continuous improvement initiatives across the Property Finance function.

Governance & Data Management





- Ensure accuracy and completeness of property-related financial and operational data.
- Maintain property reporting databases and trackers.
- Support audit requests and governance reviews.
- Adhere to clients policies, controls and reporting standards.

Maintain documentation and process compliance requirements.

Qualifications

Essential

- Degree in Accounting, Finance, Commerce or a related discipline.
- Strong understanding of accounting principles, financial controls and reporting processes.
- Experience working within Financial Control, Record-to-Report, General Ledger, Controllership or Finance Operations environments.

Preferred

- CA, CPA, ACCA, CMA or equivalent professional qualification.
- Experience with SAP, OneStream or similar ERP and reporting platforms.
- Exposure to financial close, reconciliations, consolidation or controllership activities.
