Role & responsibilities

BMS Monitoring & Operations

- Monitor the Building Management System (BMS) on a 24x7 basis.
- Monitor HVAC, Fresh Air Units (FAU), Exhaust Systems, AHUs, FCUs, and utility equipment.
- Operate and control building systems through the BMS workstation.
- Acknowledge, analyze, and respond to alarms promptly.
- Monitor equipment performance, trends, and system health.

HVAC System Monitoring

- Monitor Chillers, AHUs, FCUs, VRF/VRV Systems, Package Units, Split ACs, and ventilation systems.
- Monitor temperature, humidity, and pressure parameters.
- Coordinate with maintenance teams for equipment faults and breakdowns.

Utilities Monitoring

- Monitor DG sets, UPS systems, electrical panels, pumps, water tanks, and utility systems.
- Track energy consumption and optimize system performance.
- Ensure uninterrupted operation of critical equipment.

Fire & Life Safety Systems

- Monitor Fire Alarm System through BMS.
- Coordinate with the Fire & Safety team during alarms or emergencies.
- Maintain records of fire system events and testing.

Preventive Maintenance Coordination

- Coordinate with MEP technicians and AMC vendors for scheduled preventive maintenance (PPM).
- Verify completion of maintenance activities.
- Update BMS records after maintenance.

Alarm & Incident Management

- Respond to BMS alarms immediately.




- Identify abnormal operating conditions.
- Escalate critical issues to the Engineering Manager or Facility Manager.
- Maintain alarm history and incident reports.

Reporting & Documentation

- Maintain daily BMS logbooks.
- Prepare daily, weekly, and monthly operational reports.
- Record equipment runtime, energy consumption, and alarm history.
- Maintain preventive maintenance records.

Energy Management

- Monitor energy usage trends.
- Identify opportunities for energy conservation.
- Generate energy reports and recommend efficiency improvements.

Safety & Compliance

- Follow all safety procedures and SOPs.
- Ensure compliance with statutory regulations and company policies.
- Support internal and external audits.

Qualification

- Diploma / ITI in Electrical, Mechanical, Electronics, Instrumentation, or HVAC.
- BMS certification (Honeywell, Siemens, Schneider, Johnson Controls, Delta, or equivalent) is preferred.
