Job Description: Team Lead – Direct Sourcing (AGM)

Location: Greater Thane - Kalher

Reports To: Site Head / VP Sales

Role Overview

We are looking for an energetic and result-oriented Team Lead – Direct Sourcing to drive revenue through non-Channel Partner (CP) avenues. You will lead a dedicated team responsible for nurturing and closing high-intent leads generated via Loyalty & Referral programs, Presales, Events, and On-Ground BTL Marketing initiatives.

Key Responsibilities

Direct Lead Conversion & Sales

Drive closures for non-CP leads sourced from Presales, Loyalty/Referrals, Events, and BTL marketing activities.

Convert incoming direct leads into successful site visits and final bookings.

Maintain a robust pipeline to meet individual and team monthly/quarterly sales targets.

Team Leadership & Performance

Manage, guide, and motivate a team of Closing Executives to optimize conversion ratios.

Monitor daily pipeline movement, site visit conversions,



and follow-up discipline.

Conduct regular training on project USPs, objection handling, and closing strategies.

Strategic Channel Collaboration

Presales Alignment: Work closely with the Presales team to ensure seamless lead handovers, high lead-to-visit conversion rates, and fast response times. Loyalty & Referrals: Build and activate campaigns to leverage existing home buyers for referral sales.

Events & BTL Execution: Partner with the Marketing team to drive lead capture and on-the-spot bookings during corporate activations, NRI meets, and localized BTL campaigns.

Skills: High-impact negotiation, team management, solid understanding of the MMR real estate market, CRM proficiency.
