About the Role

Purpose of Vendor Development Cell

As we continuously raise the bar on vendor screening, onboarding, and retention, we are equally focused on making Lodha easier to work with and ensuring our vendor partners are set up for success. VDC seeks to serve as the guardian of this philosophy and ensure that the “right” partners ‘love’ working for Lodha by ensuring reasonable profitability and no bureaucracy with a ‘trust first’ and ‘both learn from each other’ attitude

Role overview

This is a role for someone who knows construction from the inside – who understands what it feels like to be on the other side of a delayed payment or an unresolved billing dispute, and who wants to use that knowledge to make Lodha’s contractor ecosystem work better for everyone. As the primary point of contact within our Vendor Development Cell, you will own the end-to-end resolution of vendor pain-points across packages, projects, and locations, and build the systems that prevent those problems from coming back.

You will operate at the intersection of construction, procurement, finance, and people, which means real exposure across the organisation, meaningful influence over how Lodha works with its partners, and a visible mandate that comes directly from leadership. Key Responsibilities

1. Be the Vendor’s Problem-Solver

- Own the structured diagnosis of vendor and contractor pain-points across the full construction value chain: from tendering and contracting through billing, payments, retention, debits, scope gaps, and compliance, and drive them to resolution, not just acknowledgement
- Go beyond symptoms; identify root causes using construction expertise and benchmarks, and implement solutions that sustain




- Cut through internal complexity to resolve issues quickly: coordinate across teams so problems don’t linger, escalate, or erode trust

2. Connect the Dots Across the Organisation

- Act as the bridge between vendors and Lodha’s internal teams (construction management, central procurement, accounts, finance, and HPM) breaking through silos to move issues forward
- Run regular, structured reviews with key vendor partners, creating a rhythm of honest dialogue that surfaces issues early, before they become crises

3. Get on the Ground When It Matters

- Get to the site when the situation calls for it, reading the ground realities firsthand and providing solutions that are practical and project-specific, not generic
- Partner closely with site teams to resolve execution-level friction quickly, protecting project timelines while ensuring contractors feel heard and supported

4. Be the Partner Vendors Can Count On

- Build genuine, long-term partnerships with key vendors, invest in earning their trust by showing up consistently, communicating honestly, and treating them with the fairness that keeps excellent partners coming back
- Keep a clear view of vendor performance across quality, timelines, and responsiveness, proactively flagging risk and recommending corrective action before small issues become large
- Advocate for vendors internally when they have a legitimate case, while holding them to Lodha’s standards when they don’t. Credibility with both sides is what makes this role work.

5. Fix the System, Not Just the Symptom

- Spot the patterns in recurring issues and turn them into lasting improvements, whether that means changing a process, rewriting a policy,



or updating documentation so the problem simply stops happening
- Build clear, standardised protocols for issue resolution and escalation, so that every vendor knows what to expect and every internal team knows their role in delivering it
- Help maintain rigorous MIS reporting on issue types, volumes, resolution times, and vendor health, giving leadership the visibility they need to make better decisions about the contractor ecosystem

What We're Looking For

Skills & Competencies

- Strong working knowledge of civil construction processes, site execution, and contractor ecosystems
- Ability to read and interpret contracts, BOQs, work orders, and drawings
- Excellent negotiation and conflict resolution skills, able to hold firm and be fair simultaneously
- Sharp problem-solving ability with a bias for practical, on-ground solutions
- Strong communication and interpersonal skills; ability to build credibility with both vendors and senior internal stakeholders
- High degree of integrity, accountability, and discretion
- Comfortable managing multiple open issues across vendors and projects at the same time

Educational Qualification and Preferred Background

- B.E./ B.Tech. in Mechanical / Civil / Electrical Engineering with 5+ years of construction experience with 3+ years of MEP experience
- Prior experience with real estate developers, EPC companies, or large contractors
- Exposure to handling multiple vendors across concurrent projects
- Prior experience in dispute resolution or vendor/contractor relationship management is a strong advantage
- Comfortable with inter-project travel across Mumbai and other Lodha project locations as required

Key Success Metrics

- Volume and trend of open vendor disputes and escalations
- Average turnaround time for issue resolution (target to be defined)
- Vendor satisfaction scores and retention rates
- Reduction in repeat issues through process improvements
- MIS reporting accuracy and timeliness
