Title: Chief Projects Officer
Reports to: Chief Executive Officer
Location: Corporate Office, Bangalore (with frequent travel to project sites)
Direct Reportees: Site Project Managers across all active developments
Role Context
Prestige Hospitality Ventures Limited is in an intensive growth phase, scaling from approximately 2,000 keys across 7 properties today to over 6,000 keys across 25-plus properties by 2031. The portfolio spans upper-upscale and luxury hotels, branded residences, resorts, golf courses, convention centres, and mixed-use developments incorporating Grade-A office, retail, and performance art venues. As asset creators who appoint global operators (Marriott, Hilton, Oberoi, and others) under management agreements tied to top-line and GOP performance, our development quality directly determines long-term asset yield.
Preferred candidate profile
Candidates from premium commercial real estate, mixed-use developments, or large-scale infrastructure can apply if they the execution and people-management credentials are exceptional. Expect 20-plus years of relevant experience with at least 8 to 10 years in senior corporate-level project leadership roles.
The incumbent will micro-manage the design and contracting award phase and macro-manage the execution phase across the entire portfolio. The objective is a value creation cycle that is smooth, frictionless, and performs with precision, enthusiasm, and speed.
Roles & Responsibilities
1. Design Phase Substantive Contribution (Micro-Engagement)
Partner with the Head of Central Design to drive execution-focused design with dimensional precision, offsite manufacture, modularisation, effective site assembly, and minimal labour intensity. Bring buildability and field-tested judgment to multidisciplinary consultant decisions. Ensure BIM remains the single source of truth,
with rigorous model integrity, clash resolution, and version control across design, consultants, contractors, and site teams.
2. Procurement & Contracting Award Phase Substantive Contribution (Micro-Engagement)
Partner with the Heads of Procurement and Contracting on tender strategy, vendor pre-qualification, technical evaluation, commercial review, and award recommendations to the CEO and Board. Provide decisive input on technical fit, delivery capability, contracting models, risk allocation, and demonstrated field performance, while award authority remains with the respective function heads.
3. Execution Phase Macro-Management
Provide senior oversight to site Project Managers across architecture, civil, MEP, glazing, interiors, external liaison, kitchen and laundry specialities, and regulatory compliance. Establish standardised dashboards, governance cadences, and escalation protocols that surface risks early without micromanaging site decisions. Conduct milestone-based site reviews and intervene rapidly where corporate-level action is required.
4. Budget, Cost & Schedule Control
Own portfolio-level budget integrity, cost-to-complete forecasting, contingency utilisation, and capex discipline. Establish robust earned-value reporting, variance analysis, and corrective-action mechanisms. Ensure every project remains aligned with approved capex, schedule, technical standards, and operator requirements.
5. People Leadership & Capability Building
Build a high-performing cohort of site Project Managers through coaching, mentoring, capability development, and succession planning as the portfolio scales toward 25 properties. Lead by removing commercial, technical, regulatory, and organisational obstacles, enabling teams to execute faster and with greater confidence.
6. Consultant & Contractor Productivity
Hold consultants and contractors to demanding standards of quality, responsiveness, productivity, and field performance. In partnership with Design, Procurement, and Contracting, establish performance scorecards and structured reviews, and recommend retention, expansion, or replacement to the CEO. Build enduring relationships with high-performing strategic partners.
7. Cross-Functional Leadership
Operate as a peer to the Heads of Central Design, Procurement, and Contracting, creating a coordinated, low-friction leadership team reporting to the CEO. Drive integrated governance, risk reviews, and shared accountability for portfolio outcomes. Bring systemic improvement initiatives to the CEO with peer alignment wherever possible.
8. Reporting, Governance & Board Engagement
Provide concise, accurate, and forward-looking reporting to the CEO and Board on project health, capex deployment, schedule, risks, and operator readiness. Represent the Projects function in operator coordination, lender technical reviews, and joint development-partner forums.
9. Innovation & Continuous Improvement
Drive systematic adoption of offsite manufacturing, modular construction, supply-chain platforms, digital-twin practices, and other productivity-enhancing methods. Institutionalise lessons learned into standards, processes, and protocols that improve subsequent developments in partnership with Design, Procurement, and Contracting.
