Job Description (JD) - Property Executive - PAN India
- To manage and coordinate acquisition, administration, and compliance activities for leased and company-owned properties across India, including warehouses, godowns, offices, staff messes, and other operational premises.
- The role is responsible for lease management, rental controls, statutory compliance, property records, security deposit management, budgeting, and MIS reporting.

Key Responsibilities

1. Leased Property Acquisition, Due Diligence, Rent & Agreement Management Support identification and onboarding of new properties as per business requirements, due diligence-document verification, and compliance checks.Coordinate execution of recent lease/license agreements, renewals, amendments, and closures.Ensure timely renewal of agreements to avoid operational disruptions.Coordinate with legal teams for drafting, vetting, registration, and execution of agreements.Manage landlord relationships and negotiate commercial terms, renewals, and dispute resolutions.

Security Deposit & Property Exit ManagementCollect and verify rent invoices, process payments through ERP within stipulated timelines., and monitor rent escalations.Monitor rent escalations and other lease-related financial obligations.Plan timely vacation of premises to avoid duplication of rent and unnecessary costs and execute property handover/vacation activities.Ensure recovery of Security Deposits (SD), obtain No-Dues Certificates, and complete closure formalities.

3. Company Owned Property Management & ComplianceCoordinate periodic property inspections through local operations teams and ensure compliance with company standards.Maintain complete records of company-owned properties.Track statutory payments including Property Tax, Water Charges (if any), Property Tax, Water Charges (if any), Municpal Levies, Other statuary dues Ensure timely payments and compliance.
